| 12/05/2003 | STANTEC | 3RD PARTY REVIEW-COMMERCIAL | REVIEW | Denied | SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: q Provide a second set of the structural calculations for submittal to the City of Tucson. ARCHITECTURAL: q The demo site plan on Sheet C2 indicates to remove two windows from the end of each of the existing buildings and to replace an existing window with a new window to meet the requirements for an emergency escape and rescue window [2000 IBC Sec. 1009]. Please provide a partial plan showing the bedroom(s) served by these windows that are being removed and/or replaced. q Please provide greater clarity regarding fire resistive construction requirements. The new walls adjacent to existing construction appear to be of 1-hour construction, as does the wall between units, although neither is called out specifically as a fire partition [2000 IBC Sec. 708]. Is the floor-ceiling assembly a rated assembly [2000 IBC Sec. 710]? What about the supporting construction of the floor-ceiling assembly? Supporting construction needs to have the equivalent fire rating as the horizontal floor-ceiling assembly [2000 IBC Sec. 710.4]. Please clarify. Provide UL listings, or designations from the IBC Table 719.1(2) or 719.1(3), or a system number from the Gypsum Association Fire Resistance Design Manual, 15th Edition. q Along the same line as the previous comment, is Detail 4 on Sheet A5 a rated assembly? Please clarify. STRUCTURAL: q Provide a more clear justification for the classification of the soil as "silty sand" which allows for a 2,000 p.s.f. bearing capacity. q Are shearwalls SW2 and SW3 to be blocked? On Sheet S2 within the shearwall schedule the descriptions say "1/2" gypsum board or plywood (blocked)" but over to the right it indicates that blocking is not required. Please clarify. MECHANICAL: q There are no mechanical comments to be addressed. PLUMBING: q What is the elevation of the upstream manhole in the street and what is its relationship to the flood rim of fixtures that may be placed in these buildings? Without further information being provided it cannot be determined if the backwater valve is required [1994 UPC Sec. 710]. q The gas meters cannot be placed under the windows next to the front entrance of the downstairs units [1994 UPC Sec. 1209.6]. ELECTRICAL: q The bedroom outlet circuits need arc fault protection (1999 NEC Art. 210-12). q Any wall space that is 2 feet long or more requires at least one receptacle [1999 NEC 210-52(a)(2)]. Check the bedrooms along the walls separating the closets from the rooms. -End of Review- |
