RESUBMITTAL REQUIRED: SITE PLAN

1. Include cut and fill quantities on the site plan. Fill quantities that exceed 50 cubic yards require a grading permit. If the fill quantities are 50 cubic yards or more please submit a grading application with a grading plan when the site plan is resubmitted. DS 2-02.2.1.A.17.

2. Currently the sight distances are incorrect on the sight visibility triangles, the correct distance is 185' for the near side and 110' for the far side. Revise plan as necessary. DS 2-02.2.1.A.10.

3. For consistency please delineate the proposed curb cut and the 4' sidewalk in the Right of Way (ROW) on the proposed site plan, sheet C2 O2 to the site plan on sheet C5 O5. 2-02.2.1.A.21.

4. Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. Clearly identify and dimension the pedestrian circulation to each structure, the trash enclosure and the parking areas. DS 2-08.3.1.

5. Sidewalks shall be flood free for all storm discharges of up to a ten (10) year flood
event. Place a note on the plan, "All roof down spouts on all new and existing structures must be routed under any adjacent sidewalks." Revise plan as necessary. DS 2-08.4.1.E.

6. Dimension all sidewalks on the plan. DS 2-02.2.1A.21.

7. A minimum setback distance of five (5) feet for a pedestrian refuge area (sidewalk) must be maintained between any enclosed structure and a PAAL. A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. It appears on the plan there is not an adequate distance for a 5' sidewalk adjacent to the new buildings. Revise plan as necessary. DS 3-05.2.2.B.1., DS 2-08.4.1.B.

8. Dimension the distance between the sidewalk and the curb. DS 2-02.2.1A.21.

9. Contact John Clark from the Environmental Services Department (791-5414 ext. 1004) for written approval of the solid waste enclosure at the proposed location. If the solid waste enclosure is approved please submit written approval from John Clark with the second submittal.

1. This project is being reviewed for full code compliance.


2. Please clarify the proposed use. The title block and project description indicate that the use is apartments (multi-family), but under the Land Use Group in the Project Data the use is stated to be "Group Dwelling". Further comments may be necessary once the use is clarified. DS 2-02.2.1.A.32


3. The exterior stairs, and their landings, along the east and west property lines are not shown on the elevation drawing (fig. A/C2). These stairs/landings may not extend into the interior perimeter yard setbacks. They do not appear to meet required bldg setbacks (the greater of 10 feet or height of structure). Dimension them from the perimeter lot lines, add their height to the plan drawing and provide an elevation drawing which shows the stairs in relation to the buildings and property lines. These proposed stairways will require a Lot Development Option (LDO) for both the east and west sides of the property. Please submit to the Planning Department an LDO application along with the required three copies of a site plan with Zoning Review comments and three copies of elevation drawings.
