This letter reflects comments which need to be addressed by a written response to each, indicating action taken. In order to facilitate a shorter back-check time, we request that you please provide two (2) sets revised plans and calculations, highlighting any changes with appropriate revision number, revision date and "cloud bubbles." Please return redline drawings with your resubmittal. Occupancy Occup. Load Construction Area S.F. Sprinklered Alarms (M) Mercantile * V-B, A.S. 6,878 Yes Yes *To be determined by the architect of record. GENERAL COMMENTS: 1. This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. The Code Review Checklist requires correcting. The occupancy group 'B' (Business) is incorrect per IBC Section 309. Retail sales uses the 'M' (Mercantile) occupancy group. Thus, the occupant load calculation is incorrect; see IBC Table 1003.2.2.2 for mercantile occupancies. The backroom appears to be storage and shipping/receiving which is an S-1 occupancy. 3. The sales room occupant load is clearly over 50, which requires 2 exits. However, the second exit is not allowed through a storage room, per IBC Section 1004.2.3. An exit passageway shall be required from the sales room to the required second exit. See IBC Section 1002 for definition of Exit Passageway and Section 1004.3.2.1 and Table 1004.3.2.1. 4. Resolving the above discrepancies will necessitate changes to the mechanical duct plan and electrical lighting plans. Please coordinate any necessary changes to accommodate the required second means of egress from the sales room. ARCHITECTURAL COMMENTS: Sheet A-1 1. Make necessary changes to resolve the General Comments 2, 3, and 4. 2. Floor plan keynotes 'F,' 'G,' and 'N' do not appear on the floor plan. 3. Keynote 'P' is overprinted on the floor plan by what appears to be a 'V.' Please resolve. 4. The walls with 2'-0" of the back and sides of water closets and urinals shall be smooth, hard, nonabsorbent surface to a height of 4'-0" above the floor, per IBC Section 1209.2. FRP is a suitable substitute. STRUCTURAL COMMENTS: Sheet A-2 1. General Notes, Work Scope on sheet CS-1 states that the ceiling grid system is all new. Provide appropriate details for the suspension of the grid system, including seismic bracing. PLUMBING COMMENTS: The plumbing portion has been reviewed and accepted. MECHANICAL COMMENTS: 1. The mechanical plan review completion will depend upon the changes necessitated by resolution of the exit passageway to the second required exit. ELECTRICAL COMMENTS: 1. The electrical plan review depends upon the impact of the exit passageway resolution upon the lighting plan. ENERGY CODE COMMENTS: 1. The building envelope is exempt because the building was constructed prior to the city adopting an energy code. 2. The lighting energy use shown on the two panel schedules shows 26,401.8 total watts for lighting, which yields 3.84 watts per square foot. The allowable lighting power for retail sales, wholesale showroom is 3.1 w/ft2 for the tenant area, per 1998 IECC Table 705.4. Please resolve and reduce the power required for lighting use.
