Lakeside Parkway Site plan T03CM04693 (Third Review) T14S, R15E, Section 28 RESUBMITTAL REQUIRED: Site Plan and Drainage Report. The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies with resubmittal. 2. All comments are requirements from the Site Plan Content and Specifications in the COT Development Standards per 2-02.0.0. The Grading plan and the Site Plan are two separate documents and are submitted to records separately. Therefore all changes and additions must be made on the Site plan and not refered to the Grading plan. Please revise as commented. The grading plan is attached to the SP, they are two different entities to filed separately. 3. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Are the spot elevation provided existing or proposed? Per previous comment. 4. Due to the commercial vehicles entering the site, curb returns will be required. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. Please eliminate the driveway apron and install curb radii per D.S. 3-01.3.2.C. Vertical curb is required in the R/W. Per previous comment. Although the vertical curb is called out, the detail is on drawn the grading plans. The detail must be shown on the same set of plans or called out per the COT SD only. Also see comment no 2. 5. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32, D.S. 6-01.0 and D.S. 6-01.2.2.B. The min. distance for the opening at the gate is 10 feet. The overall distance labeled is only 19'-7 ½" with a fence pole for the gates. Show the rear wall of both enclosures. Dumpster enclosures that incorporate the patio wall will not serviced. Please revise. Per previous comment. The size of the enclosure still does not meet DS. The clear width and length are 10' minimum, also this is measured from the inside of the bollards. Please provide a detail of the refuse enclosures. Perhaps a meeting to go over the comments maybe helpful. Per pervious comment. 6. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the entrance, if applicable. I cannot find where the grade break is called out. Per pervious comment. Drainage Report: 1. The DR is conditionally accepted for SP purposes only, upon the completion of the following comment. 2. Add basin dimensions to verify volume and construction purposes. Per previous comment. Perhaps a basin detail to define its construction would suffice. 3.
