The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies with resubmittal.
2. In response to General note 3, this review was done as a final review, please remove the note.
3. It appears that the property will be split in the future, hence this project was review as a whole.
4. Please provide property description per D.S. 2-02.2.1.3.
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
6. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
7. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. Also see comment 13.
8. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
9. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
10. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
11. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. A cross access pedestrian easement is required.
12. A Retention/Detention basin with 5-year threshold is required in a Balanced Basin, the DR and grading plan show the basins. Please show the basins on the site plan.
13. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP.
B. (a.) That the owner(s) shall be solely responsible for, operation, maintenance and liability for the drainage basin(s); (b.) That the owner(s) shall have an Arizona registered professional engineer prepare a certified inspection report for the drainage and detention/retention facilities at least once a year, and that these regular inspection reports will be on file with the owner for review by city staff, upon written request; (c.) That city staff may periodically inspect the drainage and detention/retention facilities to verify scheduled and unscheduled maintenance activities are being performed adequately; and (d) That the owners(s) agree to reimburse the city for any and all costs associated with maintaining the drainage and detention/retention facilities, should the city find the owner(s) deficient in their obligation to adequately operate and maintain their facilities.

14. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
15. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
16. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27.
17. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The service vehicle for the Eastern most refuse container cannot back-up more than the max. distance of 40' to exit the property. Please revise location.
18. Due to the commercial vehicles entering the site, curb returns will be required. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
19. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the entrance, if applicable.
20. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
21. List the owner/developer on the plans with the pertinent information.
22. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
23. A Stormwater pollution prevention plan is required. Contact Paul P. Machado at 791-5550 x1193.


Drainage Report:
1. Provide map showing all drainage areas. The DR says there is a site plan attached to the report, but there is none.
2. Add basin dimensions to verify volume and construction purposes.
3. Modify the basin maintenance responsibility note to match example included along with comments per 2.3.1.6 C 1 and 2.

2. It appears that the subject property has been recently split. Provide a copy of the zoning approved lot split documents. If lot splits have not been approved by Zoning Review Section, refer to the lot split handout (see attached) for lot split information.

3. The drawing indicates that the single detached apartment (unit 1) has one bedroom but the parking calculations indicate that all units contain 4 bedrooms. Please revise one or the other for consistency.

4. Dimension the depth of the backup spur at the southeast corner of the parking lot. A minimum 3-foot deep back up spur is required. In addition, a minimum three (3) feet is required between the end of the backup spur and the existing block wall/fence along the east property line to allow for vehicle overhang.

North and south dimensions are also inconsistent between table and drawing. Please revise. For Parcel B , the north bldg. setbacks are inconsistent. Remove reference to "rear" yard in the table for Parcel A, and change to indicate which direction this is referring to for clarity.
