This project has been reviewed for conformance with the 2000 IRC, 1997 UAC with local modifications, and the 1994 UPC with State of Arizona Amendments. Proprietary Rastra engineered design shall comply with 2000 IBC Chapters 16 and 19. Any revisions to this plan will require an additional review and approval by Willdan. 2. A.R.S. Article 2, 32-125: "Plans, specifications, plats or reports prepared by a registrant or his bona fide employee shall be issued under his seal." The architectural, electrical, mechanical and plumbing work is shown on drawings imprinted with, Limatic Architectural Design, LLC. However, the plumbing, mechanical and electrical drawings are not sealed. Please review and clarify. Reference IBC Section 106 and A.S.R. Article 3, 32-144 (B). ARCHITECTURAL COMMENTS: Project Title Page 1. Please clearly identify new construction and existing construction. Reference R106.1.1. 2. Please correct the construction type to V-B instead of V-N, and the residential occupancy to R-3. Reference IBC Sections 602 and 302. Sheet AS1 1. Please note that lots shall be graded so as to drain surface water away from foundation walls. The grade away from foundation soils shall fall a minimum of 6 inches within the first 10 feet from the foundation. The rear yard is shown to be totally enclosed with masonry walls to within 6 feet of the foundation. Please submit soils report. Positive drainage is called for, but no specific drainage system is shown. Please review and clarify. Reference R401.3 and R801.3 Sheet A-1 1. Mechanical fasteners are required for the attachment of the interior gypsum board to the proprietary Rastra wall system. Permeability, relative interior humidity, and migration of moisture through the proprietary wall material are important to the proper installation of interior finishes. Please review and provide interior gypsum board installation details. Reference R318.1.2, R702.3.4, and R702.6.2. 2. Please clarify the installation details for the proposed stucco system upon the proprietary Rastra wall system that is in accord with any provisions from the proprietary Rastra manufacturer. If a proprietary stucco system is used, provide its applicable ICBO/ICC Evaluation Report number. Reference R703, R104.11, and R703.6. 3. Please clarify required flashing details for all exterior wall openings. Reference R703.8 and R703.9. Sheet A-11 1. Exit doors from the building are required to be openable from the interior without the use of a key, special knowledge, or effort. Please clarify proposed deadbolt. Reference R311.2. 2. Emergency escape windows in every sleeping room are required to have a certain minimum opening size. Please clarify that proposed windows meet that requirement. Reference R310. STRUCTURAL COMMENTS: Sheet AS1 1. Design calculations have not been submitted for the proposed masonry property line walls. The wall and footings appear to infringe upon the adjacent property. New construction shall not extend over the lot line. Please review and clarify masonry wall design and location. Reference R301.2.1 and R302. Sheet S1 1. Sealed design engineering calculations have not been submitted for the proposed proprietary Rastra design in accordance with ER-4203 Section 2.3.3. Calculations shall show compliance with the provisions of ER-4203, and Chapters 16 and 19 of the 2000 IBC. Please provide applicable calculations with your resubmital and coordinate Rastra notes to agree with ER-4203, dated 1 August 2002. Reference R301.1.2. 2. Foundation general notes call for foundation fill and compaction. A soils report for the site has not been submitted. Footings supported on engineered fills less than 12 inches in depth need not comply with a soils report. However, a qualified inspector shall verify compaction. Please clarify that requirement on the drawing, and provide for special inspection. Reference R401.2, and IBC Sections 1803.4 and 1704.7. 3. Special inspection is required for engineered Rastra designs. Please provide applicable City of Tucson Special Inspection and Testing Agreement with your resubmital. Reference ER-4203 and IBC Section 1704. For your convenience, a copy of the required agreement is enclosed. 4. The truss design/manufacturer shall be instructed to comply with the requirements of R802.10. Truss drawings and calculations shall be submitted to the architect for approval and then to the building official for permit approval prior to the installation of trusses. Reference R106.3.3 and IBC 106.3.4. For your convenience, the enclosed deferred design submittal letter request is enclosed for your use. Sheet S2 1. Please identify the structural thickness of Rastra wall units and depth of wall footing. The continuous wall footing for an enclosed residential building shall be continuous without interruption. Reference R106.1.1 and R403. Sheet S3 1. Please identify on the plans, roof live load 20 pfs, design 3-sec gust wind at 90 mph, wind exposure C (R301.2.1.4) site class D (RR301.2.2.1.1) and seismic design category C (Table R301.2 (1)). The roofing system is a proprietary system with additional dead load. Please clarify total roof dead load on the drawing. Reference R106.1.1. 2. Component design wind pressures shall be determined from Table R301.2 (2) and Table R301.2 (3), and appropriated noted on the drawing for use by glazing, door, skylight, and roof truss suppliers. Reference R301.2.1, Table R802.11. 3. Masonry wall residential construction requires minimum 2 x blocking along the ridge of gables and blocking of all roof diaphragm sheathing edge joints. Please review and clarify. Reference Table R602.3 (1), footnote I, and R606.11.1.1. 4. Identify on the roof plan the required design dead load and location for each rooftop mechanical unit. Reference R301.3 and R802.10. Sheet S4 1. The architect's drawing shows scissor trusses over the Rastra walls. Scissor trusses usually require a dead load relief design at the connection to the supporting walls. Please review and clarify. Reference R301.1.2. PLUMBING COMMENTS: Sheet P2 1. The 2-inch diameter main gas supply pipe shall continue from the meter to a point past the supply to the water heater since the delivery for 1.25 diameter gas pipe shown in the UPC gas table for a 250-foot developed length is 246 CFH, but 313 CFH is required. Reference UPC Section 1217. 2. Please identify the maximum distance from the gas meter to the future pool heater for the estimated 250 CFH demand. Reference UPC Section 1217. Sheet P4 1. Plumbing shall be noted for compliance with 2000 IRC and the 1994 UPC with State of Arizona amendments. Reference R106.1.1 and UPC Section 103.2.3. 2. Interior and exterior building sewer and drainage piping shall be noted to sloped at 2% minimum. Reference UPC Sections 708 and 718. 3.
