Kitchen: Remodel & Expansion - Restaurant Site Plan Review Transmittal date: 1st Review January 5, 2004 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please revise the legal description to match the legal description as noted by the attached Assessor's Office document. If description is different than the Assessor's Office document please provide copy of legal description document. DS 2-02.2.1.A.2 2. Add a building setback dimension from the Nogales Highway existing property line to the building. DS 2-02.2.1.A.7 3. Dimension all existing PAAL areas. In addition based on the sixty-nine vehicle parking spaces provided and per I.B.C. 1106 table 1106.1 three (3) handicapped vehicle parking spaces must be provided of which one (1) must be a van accessible space per I.B.C. 1106.4. Please revise the vehicle parking calculations to include the number of handicapped vehicle parking spaces. DS 2-02.2.1.A.8 4. Bicycle parking is based on the total vehicle parking spaces provided. Six (6) bicycle-parking spaces are required and have been provided as noted under the bicycle parking calculations but the spaces must be divided between class-one and class-two facilities. Per the plan and the calculations only class-two spaces have been provided. Revise the calculations to include three class-one spaces and revise the drawing to show the location and type of class-one facility that will be provided. See D.S. 2-09 for more information regarding the location, surfacing, lighting, security, and dimensions. DS 2-02.2.1.A.9 5. A concrete sidewalk must be provided from the street sidewalk to the property line and must connect to the on site pedestrian circulation, (see redlines). Also a continuous pedestrian circulation is required through out the development. Dimension and label all existing sidewalks and dimension and label all required pedestrian refuge areas and sidewalks, (see redlines). Handicapped access ramps are required at key locations see redlines. DS 2-02.2.1.A.12 6. If applicable, indicate on the plan the location(s), size, and type of existing or proposed freestanding signage. DS 2-02.2.1.A.13 7. Dimension and label the existing and future right-of-way for Nogales Highway. DS 2-02.2.1.A.19 8. If applicable all existing or proposed easements must be shown on the plan. The width, purpose, and recordation information must be labeled. Ds 2-02.2.1.A.20 9. Revise the existing and proposed use to include the specific use (Food Service DD "30") and add the LUC subject to section numbers 3.5.4.6.C and 3.5.13.5. The DD 31 is for a grocery store or general merchandise use, remove and revise with DD 30. DS 2-02.2.1.A.31 10. Please revise the following LUC data under the calculation text block, FAR, bicycle parking, vehicle parking, and the specific use designation. See redlines. DS 2-02.2.2.A 11.
