PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.

2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

FOUNDATION PLANS:

1. THE MINIMUM FOOTING WIDTH FOR A MASONRY WALL IS 19" PER TABLE R403.1


STRUCTURAL PLANS:

1. ROOF FRAMING / S2 ; THREE OF THE REFERENCES FOR THE FRONT PORCH BEAM POCKET ARE TO SHEET S3. SHOULD THESE BE TO S4?

2. PROVIDE MANUFACTURER'S CALCULATIONS AND DATA FOR PRE-FAB TRUSSES TRUSS.
CALCULATIONS MUST BE SIGNED, DATED AND WET-SEALED BY AN ENGINEER WHO IS REGISTERED IN
ARIZONA. TRUSS CALCULATIONS SHALL BE CROSS-REFERENCED TO THE FLOOR PLANS. DEFERED SUBMITTAL?

SECTIONS:

1. D / S3 ; PLEASE SPECIFY EXTERIOR GLUE FOR THE EXPOSED PLYWOOD.

2. B, A-A / S3 ; PLEASE SPECIFY SAG-RESISTANT ½" G.W.B. ON THE CEILING. TABLE 702.3.5 FOOTNOTE D

PLUMBING PLANS:

1. THREE BEDROOM UNIT, THE 1" WATER SERVICE LINE REQUIRES A 1" WATER METER FOR 32 FIXTURE UNITS @ 170'. ARE THERE 4 HOSE BIBS ? THE CLOTHER WASHER HAS ALREADY BEEN COUNTED. A 1 ¼" LINE MIGHT BE CONSIDERED FOR A ¾" METER.

2. THREE BEDROOM UNIT , THE ¾" LINE SERVING THE BATHROOMS APPEARS INADEQUATE.

3. TWO BEDROOM UNIT , THE ¾" LINE SERVING THE BATH, KITCHEN, AND LAUNDRY APPEARS INADEQUATE.

4. TWO BEDROOM UNIT , U.P.C. 904.1.REQUIRES THE AGREGATE CROSS-SECTIONAL AREA OF THE OF THE VENTS THROUGH THE ROOF TO BE NOT LESS THAN THAT OF THEREQUIRED BUILDING SEWER.


ELECTRICAL PLANS:

1. THE BATH RECEPTACLE FOR THE THREE BEDROOM APPEARS TO BE MISLABELED.
