This project has been reviewed for conformance with the 2000 IRC and the 1997 UAC with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. Please coordinate that all required notes are in accordance with 2000 IRC. 3. Professional registration is not required when the building is constructed according to specified structural elements of IRC 2000. When proprietary structural items are sized and specified, the applicant shall submit manufacturer's supporting documentation for the proper selection and sizing of structural materials. Reference R301. ARCHITECTURAL COMMENTS: Sheet C.1 1. Please identify Occupancy Classification as R-3 and Building Construction as V-B. 2. The overall building lot width is not shown. Please clarify. Reference R105.3 and R106.2 Sheet A.1 1. Egress doors from the dwelling shall be noted to be readily openable from the inside without the use of a key or special knowledge or effort. Reference R311.2. 2. The doors shown are not sized on the plans and the pocket door details are not shown. Please review and clarify. Reference R106.1.1. 3. Built-up roofing is described as ½ inch B.U. roof system. The ½ inch requirement is not understood. A built-up roof system shall comply with R905.9 and be classified as required by R902.1. The required roofing classification shall be determined by 2000 IBC Section 1505. Please review and clarify. 4. ¾ inch roof sheathing is called out on Section A, but ½ inch CDX plywood is specified on Detail 5, Sheet S.2. Please review and coordinate. Reference R106.1.1. 5. The specification for an approved fire-resistive exterior building wall along the property line is incomplete. Prescriptive fire-resistive details are not provided for in the 2000 IRC. Please note that all door glazing shall be tempered. Reference R308.4. 3. The proposed roof drainage water system is not sufficiently detailed to show that it is not in fact projecting over the adjacent property. Roof drainage water shall not be allowed to drop onto the adjoining property. Roof drainage shall be redirected onto the building lot in accordance with the 2000 IRC. Grade shall slope away from the building for a 6-inches fall at a distance of 10 feet from the building, or drains or swales shall be used to ensure drainage away from the structure. Provide complete details of proposed roof drainage system and site drainage around the building. Reference R401.3 and R903.4. STRUCTURAL COMMENTS: Sheet S.1 1. Footings shall be supported on undisturbed natural soils or engineered fill. Reference R403.1. Engineered fills shall be under the direction of a qualified soils engineer and tested in accordance with accepted engineering practice. Under the 2000 IBC, fills over 1-foot depth require special inspection. Reference IBC 1704.7. Please review and clarify intent for filling beneath footings. Reference R401.2. 2. Clean sand or gravel fill depths below the slab on grade shall not exceed 24 inches except where approved by a qualified soils engineer. Please clarify existing ground grade contour elevations and elevation of new slab on grade finish floor. Reference R506.2.1. 3. Please identify on the plans roof live load 20 pfs (reference R301.4); wind exposure C (reference IRC 301.2.1.4); site class D (reference IRC R301.2.2.2); and design 3-sec gust wind at 90 mph and seismic design category C (reference IRC Table 301.2 ); roof dead load presumed not to exceed 15 psf. Reference R301.2.2.4. 4. Component design wind pressures shall be determined from Table R302.2 (2) and Table R302.2 (3), and appropriated noted and or listed on the drawing for use by glazing, door, skylight, and roof truss suppliers. Reference R802.10, Table R802.11. 5. Please identify wood framed construction nailing in accordance with IRC Table R302.3 (1). 6. CMU units shall be specified to comply with ASTM C90, and weight shall be identified as normal weight, medium weight, or lightweight. Concrete strength of CMU units shall not be less than 1,900 psi. Please review and clarify. Reference R606.1.1. 7. Mortar for CMU masonry walls shall comply with ASTM C270. Reference R607.1. 8. Sulfate exposure is a known occurrence in Tucson soils. The building official has requested that "latest edition" phases in reference to codes and standards not be used. The correct designation for the AISC code is the 9th edition. Please identify the requirement for concrete consolidation (reference ACI-318 Section 5.10.8) and moist curing of concrete (reference ACI-318 Section 5.11) for 7-days. 13. A post and footing size is not shown under the glulam girder reaction load. Please review and clarify. Reference R401.2 and R502. 14. A foundation is not shown for the support of the exterior masonry shower wall. Please review and clarify. Reference R401.2. 15. The stem wall construction material is not identified. Please clarify and note that if the stem wall is to be constructed of CMU, all courses shall be grouted solid and the number of courses should be coordinated with the depth of footing and elevation of the building sill. A #4 rebar shall be longitudinally placed in the top the foundation wall. Reference R403.1. Sheet S.2 1. The structural framing for the parapet is not shown on the drawing. Please review and clarify. Reference R106.1.1. 2. Four feet wide braced wall shear panels are required at each building corner of a prescriptive IRC building. Please review and clarify prescriptive braced shear wall design requirements. Reference R602.10.5. 3. The IRC is a prescriptive code utilizing sawn wood members. However, the method for the selection and sizing of the proposed proprietary wood glulam girder and its material specification is not identified. Please review and clarify. Reference R301.1. 4. The selection of the wood roof joists is noted for compliance with IRC Table R802.4 (1). However, compliance should be noted to IRC Table R802.5 (1). Please correct. PLUMBING COMMENTS: Sheets C.1 and P.1 1. Building sewer and drainage piping shall be noted to sloped at 2% minimum. Reference UPC Sections 708 and 718. 2. Plumbing shall be noted for compliance with 1994 UPC with State of Arizona amendments. 3. The proposed routing of the new water lines from along what appears to be a zero lot line next to the existing house may not be feasible. Please review and clarify. Reference UPC Sections 103.2.3 and 308. MECHANICAL COMMENTS: Sheet M.1 1. Code reference shall be for compliance with 2000 IRC with City of Tucson amendments. 2. All HVAC duct joints and transverse seams shall be noted to be sealed with welds, gaskets, or approved mastics or tapes. Tapes and mastics shall be listed and labeled in accordance with UL 181A or UL 181B. No "generic unlisted duct tape or sealants" shall be used. Reference M1601.3.1. 3. The Bath/Laundry room shall be provided with an exhaust fan (50 cfm) or an operable window for ventilation of not less than 3 square feet. Please clarify exhaust fan specification on the drawing. Reference R303.3. ELECTRICAL COMMENTS: Sheet E.1 1. Please identify and show the service disconnect for all conductors. Reference E3501.6. 2. Correct compliance references to agree with the 2000 IRC. 3. Provide catalog cut for outdoor fixtures and lamps to show compliance with City of Tucson Outdoor Lighting Code, Table 5. 4. It is proposed that the new 200-ampere main service entrance be relocated to the new guesthouse service panel with a connecting branch line continuing on to the existing main house. However, that connecting branch line is not identified on the proposed new PANEL A. The power conductor from PANEL A to the main house is proposed as a Cu #4 which has an ampacity of 100 amperes. However, the ampacity for the existing house is shown to be an estimated 125 amperes. That exceeds the ampacity of the proposed connecting Cu #4 conductor. Please review and provide a definitive analysis of existing main house power and new guesthouse. The connecting service conductor size to the existing house panel should not be less than the existing panel demand and possibly not less than the total ampacity not used by the secondary guesthouse addition. Reference Sections E3503, E 3502.2, and E3604. 5. Please clarify the underground requirements for the buried branch power lines. Coordinate with the installation of water and sewer lines. Reference E3703. ENERGY CODE COMMENTS: 1. Please note that design climate zone for Tucson is ZONE 4 (reference IRC Table N1101.2) and that the building official has identified HDD = 2100 and CDD = 2814. Wood framed dwellings with less than 15% glazing shall be insulated at no less than that shown in IRC Table N1102.1. However, if glazing exceeds 15%, use tables in 1998 IECC or present building thermal calculations. The thermal building calculations provided with the submittal identify HDD = 7000 with zero conditioned floor area. Please review and correct. Reference N1101.2. 2. Exterior opaque doors shall have a maximum U-value of 0.35. Please clarify on the drawing. Reference IRC N1102.1.3. 3. Glazing shall be identified to have a SHGC of not more than 0.4.
