SUMMARY: Engineering Division has reviewed the site plan received September 29, 2003. Approval is not recommended at this time. The following comments are offered:

SITE PLAN COMMENTS:

1. Depict the Major Streets and Routes (MS&R) sight visibility triangles on sheet "RS" (Development Standard - DS 2-02.2.1.10 and 3-01.5.1 B 2 - see penciled depictions on plan);
2. Provide a basis of elevation based on City of Tucson datum, with City field book and page number (DS 2-02.2.1.23);
3. Please revise the screen wall details and keynote # 6, or provide a note to ensure wall heights will not exceed 30" within the MS&R sight visibility triangles, in accordance with DS 3-01.5.0;
4. Depict and label minimum 18' curb return radii at all locations (keynotes 11 and 12) where parking area access lanes (paal's) intersect another paal, where the solid waste, fire and loading vehicles must maneuver (DS 2-02.2.1.32, 6-01.0, 3-01.10, Figure 6 and 3-05.2.1 C 3 a);
5. Depict roof drainage directions on sheet "RS" and provide scuppers for conveyance of 10-year flows under sidewalk areas where the additions are proposed, as applicable, per DS 2-08.4.1 and 5.1 E. Please revise any pertinent details on referenced sheets - 1/A4.1, for example;
6. Revise the proposed new sidewalk connecting the site to Mission Road (keynote # 54) to conform to a maximum of 3 longitudinal to 1 lateral (3:1) transition (DS 3-01.3.3 B 1 d);

09/30/2003 DOUG WILLIAMS SANITATION REVIEW Denied The proposed new curbing (keynote # 32) south of the structure appears to prohibit an unobstructed 14' by 40' clear approach for the solid waste vehicles servicing the existing dumpster to the south. The site plan must demonstrate and depict vehicle maneuverability in accordance with DS 6-01.4.1C and 6-01.10 Figure 1 (Turning Radii For Service Vehicles).
