The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

q There are no general comments to be addressed.

ARCHITECTURAL:

q The extent of the 1-hour gypsum board ceiling is not clear on the plans. The dwelling units on the second floor need to be separated from the occupancies on the first floor with a horizontal assembly [2000 IBC Table 302.3.3].

q All of the stairs in the dwelling units are required to have handrails on at least one side of the stair [2000 IBC Sec. 1003.3.3.11]. There are 3 stairs that are not noted to have handrails. The existing stairs primary stairs (A201 and A218) are required to have handrails on both sides. They are noted as having handrails on only one side.

q Provide clearance dimensions for the accessible restroom facilities shown on Sheet A2.0. For example, at Restrooms 123 and 125 what is the stall width? At Restrooms 120, 121, and 122 what is the dimensional clearance between the lavatory and the sidewall next to the toilet? These dimensions should be 5'-0" minimum [ANSI A117.1-1998 Sec. 604.1]. Elevation 1 on Sheet A2.0 would allow only 3'-0". Also, the existing restroom 105 is not accessible (toilet stall is to narrow, to shallow, and the stall door also appears to narrow.

q The upstairs leasing administrative office has an occupant load over 10 persons and has access to only one set of egress stairs. Therefore the stairs need to be enclosed [2000 IBC Sec. 1005.3.2].

q Is the storage under the existing stairs rated [2000 IBC Sec. 1005.3.3.2]? This includes both sets of stairs.

STRUCTURAL:

q There is a boxed note on Sheet A4.0 that indicates that the structural specifications are located on Sheet A4.1. Please provide Sheet A4.1 (it was not in the set provided).

q The new footings indicated on Details 1 and 2 on Sheet A4.0 need to have a closure poor over the top of the footing and surrounding the column base plate, anchor bolts, and column so they are not exposed to the earth.

MECHANICAL:

q Where are the mechanical systems serving Studio #2 and the Living Room for the one upstairs dwelling unit? A/C Unit 6 serves the bedroom, kitchenette, and bathroom. What about the rest of the space? The mechanical units over Studio #2 indicate that they are for future use and are not currently serving Studio #2 space. Please clarify.

PLUMBING:

q There are two water heater details shown on Sheet P2.1. How is the use of these details distinguished on the plans? What is the height of the platform in platform mounted unit? If the height of the platform is greater than 8'-0", than a permanent ladder access is required [1994 AzUPC Sec. 511.2].

q What size is the main gas pipe serving AC-3 and AC-13? This section of pipe is not noted.

q The main gas piping serving AC-8 and all other down stream units is under sized. The gas pipe needs to be 2" and not 1 1/2" as noted (base on 347 c.f.h. at a max. developmental length of 150 feet) [1994 AzUPC Table 12-3].

q Reference the first floor plumbing plan on Sheet P1.1. What does the gas pipe between AC-1 and AC-2 that travels south from keyed note 15 serve? Please clarify.

q Specify water conserving (low flow) fixtures; water closets 1.6 gallons per flush, urinals 1 gallon per flush, and sinks and showerheads 3 gallons per minute [Arizona Revised Statute 45-312].

q Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7].

ELECTRICAL:

q Please review the electrical portion of the drawing set. There appears to be some duplication of sheets representing differing versions. Please remove all but the final versions of the sheets.
