This letter reflects comments which need to be addressed by a written response to each, indicating action taken. In order to facilitate a shorter back-check time, we request that you please provide two (2) sets revised plans and calculations, highlighting any changes with appropriate revision number, revision date and "cloud bubbles." This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. ARCHITECTURAL COMMENTS: The architectural portion was not a part of this review. STRUCTURAL COMMENTS: 1. The roof diaphragm appears to be raised in elevation from 2.5' to 5' above the top of the existing CMU wall. Roof diaphragm shears must be transferred down to the top of the CMU wall for a complete lateral load system. The structural calculations and details to accomplish the shear transfer to the cmu walls appear to be missing from the submittal documents. Please clarify. Reference IBC Section 106.1.1. Sheet S2 1. Detail reference bubble #207 appears to be missing from the roof framing plan. Please clarify. Reference IBC Section 106.1.1. 2. There appears to be no structural detail for the support of the TJI rafters at the interior steel joist locations. Please clarify. Reference IBC Section 106.1.1. Sheet S3 1. The structural connection details imply that the steel joist trusses are bottom chord bearing at the support. Most LH series bar joists are top chord bearing. In addition, detail #206 indicates wood joists. Please clarify. Reference IBC Section 106.1.1. 2. Top of CMU wall out of plane wall anchorage appears to be inadequate for detail #202. Please clarify. Reference IBC Section 1604.8.2. 3. Continuous cross ties appear to be missing from plans. Please clarify. Reference IBC Section 1620.2.1. 4. Detail #205 appears to conflict with the Architectural plans. In addition the support of the top TS 5 x 5 x 1/2 beam appears to be missing from plans. Please clarify. Reference IBC Section 106.1.1. PLUMBING COMMENTS: The plumbing portion was not a part of this review. MECHANICAL COMMENTS: The mechanical portion was not a part of this review.
