The site plan was not approved. Please address the following comments. Site Plan Comments: 1) There appears to be an alley between the two subject parcels. No structures, including fences and sidewalks may be placed within the alley. Revise the site plan to show the alley or provide information including recordation information for alley abandonment. Show recordation information for the electric easement. City of Tucson Development Standards (DS) 2-02.2.1.A.20. 2) Revise the site plan to use standard engineering scale. (DS 2-02.2.1.A) 3) Provide 25 foot minimum curb return radius at 6th Avenue. (Traffic Access Management Guidelines for the City of Tucson.) PROJECT: T03CM004224 Auto Sales for Mr. & Mrs Gonzales 4626 S. 6th Avenue Site Plan Review (1st review) TRANSMITTAL: October 10, 2003 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed as a change of use. Full code compliance is required. DS 2-02 2. Please revise the note in the handicap parking space detail drawing to indicate the maximum slope rather than the minimum slope permitted for accessible pedestrian circulation. ANS/ IBC 3. Add the restrictions which the proposed use is subject to. The vehicle sales use in the C-2 zone is subject to LUC 3.5.9.5.A and 3.5.9.5.B., which limit the use of outdoor lighting. Show any proposed freestanding lighting on the drawing. DS 2-02.2.1.A.31 LUC 2.5.4.2.B.6 4. Revise the last note under the zoning information (regarding the vehicle rental and sales use) to read LUC 2.5.4.2.B.6 rather than LUC 2.5.4.2.B.3. 5. The site is made up of two lots separated by a 20-foot alley/easement. Provide letters from utility companies stating that the easement has been vacated as well as a letter from City of Tucson stating that the alley is no longer public right-of-way and is under same ownership as the two parcels to be combined. Provide required lot combination documents, including Assessors lot combo form and copy of recorded covenant. After the easement has been abandoned and private ownership of the alley has been effected, revise the legal description to be accurate. DS 2-02.2.1. A.2 6. Based on the proposed use (vehicle sales), bicycle parking is required at 4 percent of the vehicle parking spaces provided, all class 1. For uses providing fewer than 50 vehicle parking spaces class 2 bicycle parking may be used. However, a minimum of two class 2 bicycle parking spaces are required. Please revise bicycle parking calc to indicate two spaces required and provided. LUC 3.3.3.5 LUC 3.3.4 DS 2-02.2.1.A.9 7. If applicable, please add any existing and proposed easements and their recordation information (docket and page reference numbers) to the site plan. DS 2-02.2.1.A.20 8. All lettering must be a minimum of 12 point. Some of the building setbacks, dimensions, and lettering within the handicap parking space detail and MS&R lot area adjustment calculation scale to only about 10 point. Revise all lettering which is not the minimum standard for microfilming/archiving. DS 2-02.2.1.A.32 9. Revise the floor area ratio (FAR) calculation to include the proposed FAR. The proposed FAR is calculated as the building gross floor area ÷ site area. In this case, 528 square feet of floor area ÷ 15,278 site area = 0.03. DS 2-02.2.2.A.3 10. Revise setback designations of "front" and "rear" to read "6th Ave MS&R street perimeter yard building setback" and "7th Avenue street perimeter yard setback". Remove the no C-2 zoning classification from the "rear" setback information as there is no c-2 zoning across 7th Avenue. 11. Revise the to read "the greater of 21' or height of structure wall measured from back of future curb location". Revise the to read the greater of 20 feet or 1-½ times height of structure wall. LUC 3.2.6.5 12. An MS&R covenant must be recorded along with the future site plan, once it is approved. Provide documentation of recorded covenant and plan prior to issuance of permits. Place a note on the plan stating that the project is designed to meet the criteria of Sec. 2.8.3, MS&R setback zone. LUC 2.8.3 13. Show the location, size and height of any proposed freestanding signage. Also, indicate if any billboards exist on the site. DS 2-02.2.1.13 14. Continuous pedestrian circulation must provide connection between the buildings and the adjacent streets, including 7th Avenue, per DS 2-08.
