09/08/2003 STANTEC 3RD PARTY REVIEW-COMMERCIAL REVIEW Denied SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

q There are no general comments to be addressed.

ARCHITECTURAL:

q The plan notes on Sheet A2 for Units 2 and 6 indicate that the ceiling is to be replaced with "gypsum wallboard to match". This gypsum wallboard needs to be 5/8" type "X" so that a 1-hour horizontal assembly is maintained between these units and the units above [2000 IBC Sec. 710.3].

q The plan notes on Sheets A2, A3, and A4 indicate that the walls, ceilings, and soffits at Units #3, 4, 5, 10, 11, and 12 are to be replaced with 1/2" type "X" gypsum board. This will not provide the 1-hour assembly required by code [2000 IBC Sec. 708.3]. The sheathing needs to minimally be 5/8" type "X" gypsum board.

STRUCTURAL:

q The special inspection certificate submitted needs to be signed by the owner or their legal representative.

q Detail 1 on Sheet S2 indicates to remove and replace the 8x8 masonry bond beam. What steel is to be provided in this bond beam (2 #4's)? Are they to be doweled into the adjacent existing masonry or lapped with some of the existing steel from the removed bond beam? If lapped or doweled, what is the length of lap of depth of doweling? Please clarify.

q Provide a note on the plans that the manufacturer's calculations and data for pre-fabricated trusses shall be submitted as a deferred submittal for review and approval by the building department prior to fabrication. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. A truss layout drawing shall also be submitted with deferred submittal. Also, the Engineer of Record shall review and "shop drawing" stamp approval on truss calculations.

MECHANICAL:

q There are no mechanical comments to be addressed.

PLUMBING:

q There are no plumbing comments to be addressed.

ELECTRICAL:

q Indicate on the typical unit panel shown on Sheet E3 that circuit 13 is the Bathroom GFCI circuit. Circuit 13 is shown on the plans as the circuit providing power to these receptacles.

q What is happening with the receptacles and light fixtures in the laundry room shown on Sheet E1 (at the plan for Unit #5)? The circuits for these devices are not shown. Please clarify.
