In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

q Sheet A1 in the code review section indicates that this building is to be sprinkled. Is this correct? Please clarify. A note needs to be provided on the plans to indicate that a separate permit will be required for the sprinkler system.
ARCHITECTURAL:

q Note glass in hazardous areas shall be safety glass [2000 IRC Sec. R308.4]. Specifically note the glazing in the sliding glass doors.

q Provide access to each separate attic and crawlspace that exceeds 30 square feet. Designate locations on the drawings. Openings shall not be less than 22" by 30". The attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space [2000 IRC Sec. R807].

q Provide 1/2" gypsum board on all walls common to the garage and house. Where the separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by a minimum 1/2" gypsum board or equivalent [2000 IRC Sec. 309.2]. Note doors between the house and the garage shall be minimum 1-3/8" thick solid core [2000 IRC Sec. 309.1].

q Specify the roofing type, grade of materials and method of installation [2000 IRC Sec. R905]. Are the shingles noted asphalt shingles? Please clarify.

q Show calculation of attic ventilation area required and note the location of all vents needed to comply [2000 IRC Sec. R806.2].

q For one-coat stucco systems over foam board, note and specify the ICBO evaluation report number, system name and manufacturer [2000 IRC Sec. R301.2.2.3].

q Foam insulation in attic crawl spaces must be protected from ignition [2000 IRC Sec. R318.2.3].

STRUCTURAL:

q General Note #16 on Sheet A1 indicates the wrong seismic zone and wind speed (the values given reflect the 1994 UBC). This information is correctly provided elsewhere. Please remove the incorrect information. Also check Note #17 (does not agree with structural information)

q Provide a note on Sheet S1 and S2 that indicates to see Sheet E2 for general structural notes.

PLUMBING PLANS:

q Provide a vent for the washing machine (fixture P-7) [1994 UPC Chapter 9].

q Specify water conserving (low flow) fixtures; water closets 1.6 gallons per flush, urinals 1 gallon per flush, and sinks and showerheads 3 gallons per minute [Arizona Revised Statute 45-312].

q Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7].

q Hose bibs must be located on the plan and noted as having back-flow prevention devices [1994 AzUPC Sec. 603.3.7].

MECHANICAL PLANS:

q Provide an exhaust fan in the tub location of the master bathroom (in lieu of operable windows) [2000 IRC Sec. R303.3].

ELECTRICAL PLANS:

q All of the code references on Sheet E1. The correct references should be to the 2000 IRC (or the 1999 NEC is also acceptable). The references made are to the 1996 NEC. Please correct.

q Receptacles shall be installed so that no point along a wall space in no more than 6 feet measured horizontally from an outlet in that space [2000 IBC Sec. R3801.2.1]. Any wall space that is 2 feet long or more requires at least one receptacle [2000 IRC Sec. R3801.2.2]. Specifically check the Dining Area and behind the entrance door to Bedroom #3.

q Island or peninsula counter tops shall have at least one receptacle outlet at each counter space with a long dimension of 24" or greater, and a short dimension of 12" or greater [2000 IRC Sec. E3801.4.2 and E3801.4.3].

q The master bathroom is missing the circuit number at one of the receptacles. Please provide.


q Provide a smoke detector centrally in the hallway that serves the bedrooms [2000 IRC Sec. R317].
