| 11/26/2003 | STANTEC | 3RD PARTY REVIEW-COMMERCIAL | REVIEW | Denied | SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: q Sheet C1 indicates two 1½" meters and one 3" reduced pressure backflow preventer. Sheet P1 shows two 1½" meters and two 2" reduced pressure backflow preventers. The latter is correct in that an assembly is required to protect each service connection [1994 AzUPC Sec. 603.4]. Please have the civil drawings revised. ARCHITECTURAL: q The allowable area increase figured on Sheet T1 is incorrect. · Only a 200% increase is allowed for a building with 2 stories (see comment further down regarding "mezzanine). · A 200% increase is cumulative to the base allowable; therefore the allowable with a sprinkler increase is 9,000 s.f. (base allowable)+ 18,000 s.f. (allowable increase for sprinklers) = 27,000 s.f. per floor. The end result in this instance is the same, however the increase should be noted correctly as 200% for a 2-story building. q There needs to be a 2-hour fire barrier separating the repair garage from the rest of the building [2000 IBC Sec. 406.6.2]. The masonry wall provided will meet the requirement with the following issues addressed: · Doors 22, 26, and 27 need to be 1½-hour fire rated assemblies [2000 IBC Table 714.2]. · Window "W6" needs to have a rated door assembly to protect the opening (1½-hour fire rated roll-up door assembly with a fusible link). · The alcove which penetrates the masonry wall and is finished in framed construction needs to be rated 2-hours. · There is a dryer vent noted on Sheet M1 and located in the alcove wall that either needs to be addressed or relocated to avoid the rated wall. q Woman's Toilet Compartment 31 needs to be wider. A toilet compartment needs to have toe clearance beyond the required 60" compartment width, unless the width of the compartment is greater than 66" (or 5'-6") [ANSI A117.1-1998 Sec. 604.8.1.4]. The compartment currently is shown as exactly 5'-6" wide. q The door to Woman's Toilet Compartment 31 cannot swing into the compartment [ANSI A117.1-1998 Sec. 604.8.1.2]. q The future "mezzanine" as alluded to on Sheets A7, S1.1, and E2, will not meet the definition of a mezzanine per code [2000 IBC Sec. 505]. Please change the designation to "future 2nd floor parts storage". STRUCTURAL: q Provide City of Tucson special inspection certificate(s) for the following: · Engineered Fill · Field Welding · Masonry · Structural Wood q The shop drawings for the metal building need to be submitted as part of the review package, and not as a deferred submittal. These shop drawings must also be reviewed by the Engineer of Record for conformance to his design intent and must have a review stamp provided by the Engineer of Record indicating such. q The future "mezzanine" as alluded to on Sheets A7, S1.1, and E2, will not meet the definition of a mezzanine per code [2000 IBC Sec. 505]. Please change the designation to "future 2nd floor parts storage". q Sheet E1 has two light pole details that detail electrical requirements, and further direct the reader to look at the structural drawings for structural requirements. Please coordinate. Structural information needs to be provided including calculations. q Page 56 of the calculations indicates that a 5'-0" square footing minimum is to be present at Grid Intersections 5C and 6C. Sheet S1.1 shows 3'-6" square and 4'-0" square footings at these locations respectively. Please clarify. q Page 57 of the calculations indicates that a 3'-6" square footing minimum is to be present at Grid Intersections 6.5A and 6.5E. Sheet S1.1 doesn't show columns at these locations. Please clarify. q Where is the footing 7C noted on Page 60 and 7C.5 noted on Page 62 of the calculations? Please clarify. q Please clarify where the members occur which are described on Pages 65, 66, and 67 of the calculations. MECHANICAL: q There are no mechanical comments to be addressed. PLUMBING: q Based on the information on Sheet C3, a backwater valve is required for the building sewer on this project [1994 AzUPC Sec. 710.1]. The finished floor elevation is at 304.00' while the upstream manhole rim is at 303.53'. Revise the building sewer to provide a backwater valve for the mop sink and the trench drain. ELECTRICAL: q The future "mezzanine" as alluded to on Sheets A7, S1.1, and E2, will not meet the definition of a mezzanine per code [2000 IBC Sec. 505]. Please change the designation to "future 2nd floor parts storage". -End of Review- |
