08/29/2003 STANTEC 3RD PARTY REVIEW-COMMERCIAL REVIEW Denied SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

q There are no general comments to be addressed.

ARCHITECTURAL:

q Note glass in hazardous areas shall be safety glass [2000 IRC Sec. R308.4]. Specifically address sidelights next to doors.

q For factory built or zero clearance fireplaces, provide cut sheet, make, model number and the approval number of the approved testing agency (i.e. ICBO #) [2000 IRC Sec. R1002]. All shall comply with UL127. Again, report NER-492 referenced on Sheet A2.1 is an old report.

STRUCTURAL:

q The seismic zone is incorrectly specified within the general structural notes on Sheet S1.1. Please correct.

q Provide a note on the plans that the manufacturer's calculations and data for pre-fabricated trusses shall be submitted as a deferred submittal for review and approval by the building department prior to fabrication. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Also, the Engineer or Architect of Record shall review and "shop drawing" stamp approval on truss calculations.

q Provide a shear wall design collector for the bay window off of the dining room. The first shear wall in the braced wall line on the north face of the house starts at a distance greater than 12 feet [2000 IBC Sec. R602.10.1].

q There are a couple of beam sizes missing on the framing plan.
· The right side of the rear covered patio, the beam between the two outward columns (where the shear note is).
· The beam that is at a right angle to the outward beam described above (between it and the beam at a 45º angle).
· The beam (not shown as such) with keyed note 8 shown at each end.
· The beam on the front covered patio at a 45º angle.
· Beam 003 is noted but not shown on the front covered patio.
· Beams 006 are noted but not shown on the rear covered patio.

q The 5.125 x 12 glue laminated beam between the great room and the gallery is undersized. Please correct or provide a calculation justifying this beams size.

PLUMBING PLANS:

q Provide a waste line diagram (isometric or plan view) indicating sizes of all waste piping, vents and locations of floor drains, clean outs, and ejectors.

q The branch gas pipe serving the two fireplaces and the barbecue needs to be 3/4" based on 90 c.f.m. at a developmental length not to exceed 90 feet [1994 AzUPC Table 12-3]. Also, please show the piping to the barbecue.

q The main gas pipe at the gas meter needs to be 1½" diameter based on 445 c.f.m. at a developmental length not to exceed 90 feet [1994 AzUPC Table 12-3].

q The main gas pipe serving furnace #2, both fireplaces, and the barbecue needs to be 1" diameter based on 170 c.f.m. at a developmental length not to exceed 90 feet [1994 AzUPC Table 12-3].

q The main gas pipe serving the equipment after the water heater needs to be 1¼" diameter based on 215 c.f.m. at a developmental length not to exceed 90 feet [1994 AzUPC Table 12-3].

q Note and specify all piping materials (water, waste, and gas piping) [1994 AzUPC Sec. 1210, 604, and 715]. The water and waste pipe are specified, but the gas pipe is not.

q Specify water conserving (low flow) fixtures; water closets 1.6 gallons per flush, urinals 1 gallon per flush, and sinks and showerheads 3 gallons per minute [Arizona Revised Statute 45-312].

q Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7].

q Indicate proper island sink venting [1994 AzUPC Sec. 909.0]. Please provide a detail for the "Chicago Loop" at the kitchen sink. Make sure that the foot vent has a clean out on it as well.

MECHANICAL PLANS:

q Supply registers in the kitchen and dining rooms are missing sizes and air volumns. Please indicate.

ELECTRICAL PLANS:

q Note on the one-line diagram that the bonding conductor shall be a minimum of one #4 bare copper wire connecting the buildings' metal water and gas piping system to the service equipment enclosure grounding buss [2000 IRC Sec. E3509].

q Hallways of 10 feet or more in length shall have at least one receptacle outlet [2000 IRC Sec. E3801.10].

q Provide smoke detectors outside of each separate sleeping area in the immediate vicinity of the bedrooms [2000 IRC Sec. R317.1, Item 2].

ENERGY CODE:

q Provide Energy Calculations per the 1998 International Energy Conservation Code (IECC), or comply with the 2000 IRC Chapter 11.

q Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
