SUMMARY: The Site Plan and Grading Plan were reviewed by Development Services Department Engineering Division. The grading plan and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time.
Site and Grading Plan comments:
1. Clarify the extent of the proposed disturbed area. Provide a clear limit of grading. The Horizontal Control/Roof Plan indicates a future pad location. The Utilities and Grading Plan labels this area "Future Pad Natural Area" and includes a note to swale drainage away from building. The Landscape Plan indicates that the area is to be undisturbed but includes a note that the area should be provided with "positive dust protection … unless the area(s) are undisturbed natural desert." Revise the plans to be clearly consistent.
2. Clarify the meaning of the areas labeled "Improved Area." If these areas are to be developed as a part of this project, they must be included in the disturbed area calculations. If a total of one acre of more, including improvements in the right of way and any trenching, is to be disturbed, a Stormwater Pollution Prevention Plan must be submitted with the grading plan.
3. Provide a drainage statement that demonstrates that historic drainage patterns will not be altered by this project. Drainage flows must be accepted and discharged in accordance with pre-development conditions. (City of Tucson Development Standard (DS) 2-02.2.2.C)
4. Provide sufficient proposed finish grades and spot elevations for all graded areas to demonstrate that the proposed drainage scheme meets the requirements of the drainage statement. (DS 2-02.2.1.A.16)
5. Revise the existing site visibility triangles so that the stem of the triangle is measured from the face of the existing curb. (DS 2-02.2.1.A.10 and DS 3-01.5.2.B.4)
6. Provide 25-foot radius curb returns for the driveway in accordance with the Transportation Access Management Guidelines for the City of Tucson section 5.5.
7. A Right of Way Permit is required for all work in the right of way.
8. Add a comment stating that all grading will conform to IBC 2000.
