All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: q There are no general comments to be addressed. ARCHITECTURAL: q Designate the operable portion of windows (specifically the bedroom). An emergency escape or rescue window (or door) from all bedrooms is required [2000 IRC Sec. 310]: · Maximum sill height of 44". · Minimum net clear area of opening of 5.7 square feet. · Minimum net clear dimensions of opening of 24" height by 20" width. q The walls and soffits of the enclosed space under stairs shall be protected on the enclosed side with 1/2" gypsum board [2000 IRC Sec. R314.8]. STRUCTURAL: q Provide a City of Tucson special inspection certificate for epoxy anchors (see attached example). The certificate is a three part carbonless form that can be obtained as the architect has indicated through Western Technologies (Sheet A1.0). PLUMBING PLANS: q The note regarding water-conserving (low flow) fixtures doesn't read well (values do not line up with fixtures). Please correct.. q Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7]. MECHANICAL PLANS: q The ventilation air provided to the bathroom needs to exhaust to the outside directly [2000 IRC Sec. R303.3]. The room is being provided with 70 c.f.m. but only 50 c.f.m. is being mechanically exhausted. ELECTRICAL PLANS: q Any wall space that is 2 feet long or more requires at least one receptacle [2000 IRC Sec. R3801.2.2]. Check the bedroom and the office along the walls separating the closets from the rooms. ENERGY: q There are no energy comments to be addressed. -End of Review- |
