Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2000 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
1. All plans shall be legible and a scale no smaller than ¼ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale.
2. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
3. List the square footage for all the following areas separately on the drawings:
- Livable area
- garage
- porch / patio covers
- decks
4. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.
FOUNDATION PLANS:
1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel per R312. Master bedroom door next to laundry.
FLOOR PLANS:
1. Provide access to each separate attic and under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space per R807.
STRUCTURAL PLANS:
1. Provide manufacturer's calculations and data for pre-fabricated trusses and glue-lam beams. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations.

2. Specify lateral support of trusses.
3. Detail gable end bracing connections.
4. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses.
5. Provide brace wall details and notes for exterior frame walls and main cross-stud partitions, or use fully braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See table R602.10.3, category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plan examiner. Wind forces for single story residences shall use 90 MPH, exposure "B". Two story residences or areas of higher wind shall use exposure "C". Missing braced wall panel on east wallmaximum distance between equals 25'-0" o.c.
ELEVATIONS:
1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation per R905.
2. Note and specify all roof slopes appropriate to material. (minimum allowable roof slope is ¼" per foot per R905)
3. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
4. Note glass in hazardous areas shall be safety glass per 308.4. Window next to antique bath.
PLUMBING PLANS:
1. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2. Gas line for HVAC unit?
MECHANICAL PLANS:
1. If the heating or air conditioning equipment is located in the attic, show location of access, catwalk and working platform. Show provisions for and route of secondary condensate drain per M1305.1.3.
2. Supply and return air shall be sized per IRC sections M1602.2 and M1603.1. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU)
ELECTRICAL PLANS:
1. Designate the location and circuit of all required light fixtures, receptacles, and switches. Provide a panel schedule noting circuit number and size along with a general description.
2. Lights installed over shower or bathtub must be approved for use in wet area. (see E3903.8)
3. Indicate the location of all air conditioning and heating units, air handlers, compressors, and disconnects.
4. Indicate the location of convenience outlets and light switches for attic heating and air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4)
5. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
6. Electrical load calculations are required when more than 4 circuits are added. 400 amp service has been specified, why?
7. Submit panel schedule showing circuit ampacity, wire size, panel size and circuit numbers.
8. Clarify the location and access to the sub-panel.

NOTE: As of 2-02-01 the City of Tucson has adopted the 2000 IRC with the exception of the plumbing portion which has been replaced with the Arizona state plumbing code. All model plans shall reference these codes.
