All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned along with all redline prints. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure corrections have been made, are complete and have been coordinated on all-applicable details and notes. Foundation Plans 1. Minimum footing width is 19". Per table R403.1. Change Detail 2/A-3. 2. Note that foundation/sill anchor bolts be a minimum 7" embedment into footing. 3. Note on plans the allowable soil bearing pressure used in the design of the footings or state that the assumed value of 1500 psf is being used. Floor Plan 1. Glass in windows adjacent to double bedroom doors and glass in doors must be tempered. Please note. 2. Provide access to attic and designate the location in the floor plan. The opening cannot be less than 22" by 30" with a minimum of 30" of headroom. Per R807. 3. Note on plans that bathtub and shower enclosure shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 4. Note and specify that shower enclosures shall have a minimum finished interior of 1024 sq. in. and shall be capable of encompassing a minimum 30" circle per UPC sec 410. All glass enclosures shall be tempered. Structural Plans 1. Steel lintels are to be sized per Table R703.7.3. Lintels must be a minimum ΒΌ" thick. 2. Lintel and header is missing on framing plan for the mechanical room doors. 3. Provide detail of gable end bracing. 4. Detail 1/A-3, specify 8d @6"o.c. nailing through roof sheathing into 2x blocking. 5. All bearing wall sill plates need to be pressure treated. Specify this in notes and details. 6. Veneer construction requires; 1" airspace, weepholes, metal ties and flashing. See R703 for pertinent specifications. Note on details 1,2 /A-3. 7. Header ((2) 2x10) and Lintel over double door and windows is inadequate. Resize or shorten span. Elevations 1. Show mechanical room doors. 2. Provide attic ventilation calculations. Sections - Details - Misc notes 1. Section on page A-4 shows the insulation pushed up against the bottom side of the roof. This method is not approved for a shingled roof. Plumbing Plans 1. Revise drawing of waste lines. Show sizes of waste lines, vents and required cleanouts. Reference 1994 UPC for requirements. 2. Sewer lines cannot be within 2' of the foundation. 3. A 2-way cleanout is required on the sewage line coming into the addition. 4. Provide water calculations: Total fixture units for existing house and addition, maximum developed length, meter size and pressure at the meter. Reference table 6-3 of the 1994 UPC for fixture units. 5. Note on plans that shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 6. Plans must reference the 1994 UPC with state amendments. Mechanical Plans 1. Exhaust fan is required in the bathroom in addition to the exhaust fan in the WC closet. 2. Describe furnace/AC unit: CFM, is it a heat pump?, etc. Electrical Plans 1. Wire sizes are incorrect on the existing panel. 2. Where Ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used per E4001.6. 3. Note on plans: Electrical work shall comply with chapters 33-42, 2000 IBC. 4. Smoke detector is required in bedroom. 5. Provide ground and bond criteria for both panels. "Per NEC" is not sufficient. 6. Circuit 17 needs to be GFCI rated. 7. Show access panel for the Jacuzzi tub. 8. Minimum AIC for a 400-amp panel, per, is ~18000, however TEP will determine the individual fault current criteria for a 400-amp panel. Also, AIC for a 200-amp panel, per TEP Service Requirements is 10,000, however TEP will determine the individual fault current criteria for a 200-amp panel. Contact TEP for this data and show this on the plan. |
