This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. Provide the Civil Site Plan and Utilities plans to facilitate completion of the back-check review. 3. Correct the address. Wilmot is designated "Road," not "Drive." Reference IBC Section 106.1.1. 4. Correct the Project Data on Sheet T1.0. The Construction Type is III-B. The 2000 IBC uses the letters A and B, with B meaning non-fire resistive. Type III-A correlates to the UBC Type III-1HR. Reference IBC Section 106.1.1. 5. The Building Area Calculations appear to be based on the old UBC criteria, not the 2000 IBC, Section 506. The building perimeter frontage is on streets or open space having 20 feet open, not 30 feet. Use Equations 5-1 and 5-2 as defined in IBC Section 506, and revise the allowable area calculations accordingly. Reference IBC Section 506.1. 6. Correct all references to the UBC to the appropriate sections of the 2000 IBC on all plan sheets. Reference IBC Section 106.1.1. ARCHITECTURAL COMMENTS: Sheet A2.1 1. Wall Partition Description Legend shows wall Types 14, 15, and 16; however, there does not appear to be any of these wall types on the plans. Delete references not used on this project. Sheet A2.2 1. Correct the Floor Plan General Notes. Number 5 has a typo error. Number 3, at all 'A' Occupancies all exterior doors shall be equipped with Panic Hardware in accordance with 2000 IBC Section 1003.3.1.9. 2. Coordinate the Wall Type Designators with the Detail references shown and with the first floor, and clarify the apparent discrepancies. Sheets A2.5 and A2.6 1. Correct the Occupant Load Table, see redline notes. In calculating the occupant load, drop any fractions because there is no such thing as a fraction of a person. Once this is corrected, the corrected addition should yield 534 occupants, not 713. 2. Clarify where the sales area is located. There is reference to the sales area elsewhere. Reference IBC Section 106.1.1. Sheets A3.0 and A3.1 1. See General Comment #6, and correct all UBC references. Sheet A3.1 1. Clarify the Detail 14/A14.0 reference with Sheet A2.2. The detail reference seems to be in the wrong location. Revise plans as necessary. Sheet A13.0 1. See General Comment #6, and correct. Sheet A14.0 1. At Detail 5/A14.0, clarify roof drainage water disposal. 2000 IBC Section 3201.4 states that roof drain water "shall not flow over a public walking surface." Clarify on the Civil Site drawings. Sheets ID1.0 through ID10.1 1. This Project address shows "South Tucson." Correct since the City of South Tucson is a separate and distinct jurisdiction that is separate from the City of Tucson. 240 South Wilmot Road is in the City of Tucson. STRUCTURAL COMMENTS: Sheet S1.0 1. See General Comment #6, and correct all references to the UBC sections to the appropriate IBC sections. 2. Add the "Panelized Roof System" to your list of required Special Inspections since these roof systems require special inspection as required by the City Building Official. Reference IBC Section 1704. Sheet S4.0 1. Provide calculations for the fan-shaped framing at the front entry as shown on the Mezzanine Framing Plan. The calculations were very difficult to relate to the plans because there are no reference sketches to identify exactly where the structural members being calculated were in the structure. Reference IBC Section 106.1.1. Sheet S5.0 1. Provide clear dimensions to verify spans of trusses between girders and spans of girder beams. The Grid references in the Structural Calculations did not clearly match up with the Grids on the plans. Reference IBC Section 106.1.1. 2. At the entry framing, coordinate the "post-up" size with those on Sheet S5.1. The calcs and these two plan sheets are not clear. 3. The adjacent buildings should be labeled "Future Adjacent Buildings," since they do not currently exist. PLUMBING COMMENTS: Sheets P1.1, P1.2, P2.1, and P2.2 1. See General Comment #6, and clarify how the roof drain water shall not discharge over a public walking surface, pursuant to IBC Section 3201.4. 2. All EDF's on the first floor are designated "EDF-1," while the accessible drinking fountain is designated EDF-2 on Sheet P2.1. 3. The "IPPER" Level Plumbing Floor Plan shows a 2" waste down to lower level and CW up from lower level. One must go to Sheet P2.1 to find this fixture is EDF-2, the accessible drinking fountain, yet there is no elevator access to the mezzanine. Revise plans as necessary. 4. On Sheet P2.1, the waste drain line shows decreasing 4" down to a 2" before connecting to the 6" main waste drain. Revise plans as necessary. 5. The branch waste drain sweep from the women's showers is shown connecting opposite the flow to the next branch drain. Revise plans as necessary. MECHANICAL COMMENTS: Sheet M2.1 1. Revise the required outdoor ventilation air calculations in accordance with the 2000 IMC Section 403.3 and Table 403.3. Coordinate with the Air Conditioner notes and the 2000 International Energy Conservation Code (IECC), Section 803.2.6. Sheet M3.1 1. See General Comment #6, and correct code references. 2. All duct seams and joints shall be sealed as required by 2000 IMC Section 603.8, and 2000 IECC Section 803.2.8. ELECTRICAL COMMENTS: Sheet ES1.0 1. Keyed Note #8 symbol is shown on the plan; however, there is no corresponding Keyed Note on the legend. Revise plans as necessary. 2. All exterior light fixtures shall comply with the Tucson/Pima County Outdoor Lighting Code for total lumens per acre, light source type, and shielding. Full cut-off fixtures are required. 3. Provide lighting energy calculations for both interior and exterior lighting power in accordance with the 2000 IECC, Section 805 and Table 805.4.2. Sheet E1.0 1. See General Comment #6, and correct code references to the 1993 NEC. The current adopted Electrical Code of Tucson is the 1999 NEC with local amendments. Reference IBC Section 106.1.1. 2. At two locations the boxed note refers to Sheet E4.1 for lighting in two areas; yet, the lighting for these areas is on Sheet E2.0. Revise plans as necessary. Sheet E1.1 1. Keyed Notes 6 and 7 are referenced on the plans at the EDF's, the locker rooms, and the Kids' Klub amphitheater, while the legend shows both to be "Not Used." Revise plans as necessary. Reference IBC Section 106.1.1. Sheet E5.0 1. At the Service Entrance Section Grounding/Bonding Key Notes, correct all code references and "Chart" references to the appropriate section of the 1999 NEC. Reference IBC Section 106.1.1. Sheet E6.0 1. Distribution Schedule "DSA" shows "Lugs Only;" however, one-line diagram on Sheet E5.0 shows a 600 amp MCB. Revise plans as necessary. 2. Panelboard Schedule "M" shows a 125 amp C/B for a 10-ton AC, while a 25-ton AC is protected with the same size overcurrent protection. Revise plans as necessary. 3. Panelboard Schedule "L1B" shows Total Load per Phase for Panelboard "L1E" of 95 amps, yet the schedule for Panelboard "L1E" shows only 43 amps. Revise plans as necessary. ENERGY CODE COMMENTS: 1. The building envelope calcs have been reviewed and approved. 2. See energy code comments for mechanical and plumbing systems, and resolve/clarify on the plans. ACCESSIBILITY COMMENTS: 1. Provide Civil Site plan drawings to allow completion of plan review and verification of site building and parking accessibility requirements pursuant to 2000 IBC Chapter 11. 2.
