General
1. Provide a copy of the grading plan.

2. A manual fire alarm system is required in group A occupancies with an occupant load greater than 300. Refs. NFPA 72, IBC 907.2.1.


Sheet 1
1. Please revise the occupancy group to indicate A-3. Ref. IBC 302.

2. Provide a dimension from the existing building to the southwest and the proposed building. Ref. IBC 602.


Sheets 2 and 3
1. The foundation plan detail reference for an accessible ramp is shown at the southeast corner of the building on Sheet 2. The same reference is shown on Sheet 2 at the northwest corner. Clarify.

Sheet 3
1. The occupant load of 470 requires minimum fixtures as outlined in IBC Table 2902.1. Please show the minimum fixtures required for an A-3 occupancy with an occupant load of 470.

2. The exception for signage specifying "this door to remain unlocked during business hours" applies only to the main entrance. All other exits must be readily openable from the direction of egress without the use of a key or special knowledge or effort. Ref. IBC 1003.3.1.8.

3. Detail 4/4 specifies a single top plate. Please clarify.

Sheet 5
1. Section B/5 identifies an existing basement to remain. Clarify access and automatic sprinkler provisions.

2. Dimension the sidewall grab bar to comply with ANSI A117.1, 604.5.1.

3. Provide the design calculations for the retaining wall shown in detail 3/5.

4. Provide dimensioned details of the accessible water closets. Ref. ANSI 117.1, 604.

5. Provide a dimensioned detail for the paper dispenser in detail 4/5. Ref. ANSI 117.1, 604.7.

6. Specify landing dimensions at accessible ramp detail 6/7. Ref. ANSI 117.1, 405.7.

STRUCTURAL COMMENTS
General
1. Provide the structural calculations and shop drawings for the pre-engineered metal building developing the design of the structure and the corresponding foundation design both to be reviewed for design compatibility by the engineer of record.

2. Include the lateral analysis for the proposed building with the second submittal.

3. Provide the soil report for this project.

Sheet 2
1. Please identify the size and steel reinforcement of the existing footings identified.


2. In the calculations to be submitted with the second review, provide the design for the eccentric footings along line A.

Sheet 3
1. Please coordinate the concentrated dead load weights of fixed service equipment with the mechanical specifications. AC-1 and AC-2 specify unit weights of 2100 pounds.

PLUMBING COMMENTS
Sheet 7
1. Provide the specifications for the service sink, urinals and drinking fountains in the fixture schedule.

2. Include the service sink, drinking fountains and urinals in the fixture count tabulations. Ref. UPC 603, 703.

3. Coordinate the number of lavatories and water closets on the plan with the fixture count tabulations.

MECHANICAL COMMENTS
Sheets 7 and 8
1. Please specify smoke detector system control in return air systems of the two mechanical units with capacity greater than 2000 cfm. Ref. IMC 606.

2. Provide the material specification for the 1" condensate disposal piping. Ref. IMC 307.

3. The equipment schedule on Sheet 7 and Detail 1/8 specify rooftop units. Please coordinate these concentrated loads with the structural design.

ELECTRICAL COMMENTS
Sheet 9
1. Coordinate with energy comment 1.

2. Provide language in note 11 that duct mounted smoke detectors will be installed in return air systems upstream of filters, exhaust air connections and outdoor air connections. Ref. IMC 606.

3. Please clarify power to south side exterior lighting.

4. Please clarify power to the electric drinking fountain.

5. The circuits 17.19.21.6.8 and 10 on Panel MPA do not appear to have been used. Also, circuits 1, 3, 5, 7, 9 and 11 on Panel MPB do not appear to have been used. Please clarify.

6. Clarify power to the rooftop exhaust fan.

7. Provide fixture specifications for all exterior lighting to comply with the outdoor lighting code requirements.

8. Indicate the provisions for bonding of piping systems and exposed structural steel. Ref. NEC 250-104.

9. Provide emergency power for means of egress illumination. Ref. IBC 1003.2.11.2.

General
