| 08/20/2003 | Doug Williams | ENGINEERING | REVIEW | Denied | SUBJECT: Days Inn Site Expansion REVIEWER: Doug Williams DATE: 21 August 2003 ACTIVITY NUMBER: T03CM03657 T14S, R13E Section 14 SUMMARY: Engineering Section has reviewed the site plan received on August 19, 2003. Approval of the Site Plan is not recommended at this time. The following comments are offered: DRAINAGE COMMENT: 1. As required by the Tucson Code, Section 26-7.1 (Floodplain and Erosion Hazard Management Regulations), the minimum setback from a regional watercourse to new structures is 490 feet from the top of the existing bank, when banks are not stabilized to the level of the 100-year (base) flood (plus an appropriate freeboard). The Santa Cruz River bank protection in this reach has not been protected for such. Submit detailed hydraulic calculations prepared by a State-registered Civil Engineer, demonstrating an acceptable setback with consideration to the protection in place, in accordance with the procedures outlined in the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (SMDDFM) - Development Standard 10-02.0. SITE PLAN COMMENTS: 1. Depict and label all lot dimensions and bearings. Please ensure any changes to lot dimensions due to the recent Frontage Road improvements are clearly delineated, per Development Standard (DS) 2-02.2.1.5; 2. Depict and label the Site Visibility Triangles for the Frontage Road access (DS 2-02.2.1.10 and 3-01.5.0); 3. Dimension the driveway and parking area access lane widths (DS 2-02.2.1.11). The applicant may wish to check the dimension between the landscape/parking area curbing and the west property line at the northwestern portion of the site; 4. Depict drainage patterns, finish floor elevation and finish grades on the site plan (DS 2-02.2.1.16); 5. Identify the adjacent street name (Frontage Rd), with any recording information on the plan (DS 2-02.2.1.18); 6. Dimension the adjacent Frontage Road right of way (DS 2-02.2.1.19); 7. Dimension and label from street monument lines to existing curbs, sidewalks, driveways and utility lines (DS 2-02.2.1.21); 8. Identify the location and orientation of the Santa Cruz River (DS 2-02.2.1.22); 9. Provide existing topographic contours and/or spot elevations (DS2-02.2.1.23); 10. Depict and label scuppers for 10-year flow conveyance under new sidewalk areas (D.S. 2-08.4.1 E, 2-08.5.1 E); 11. Indicate whether the Frontage Road sidewalk is existing or proposed. New sidewalks will be required in the right of way adjacent to the portion of the site under consideration (DS 3-01.3.3 A); If you have any questions, I can be reached at 791-5550, extension 1189 or Dwillia1@ci.tucson.az.us Doug Williams Sr. Eng.
