| 08/22/2003 | STANTEC | 3RD PARTY REVIEW-COMMERCIAL | REVIEW | Denied | SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: q Only one set of revised sheets were submitted to be incorporated into the two sets originally submitted. Please submit a second set. ARCHITECTURAL: q Identify all glazing that is required to be safety glazed (tempered) [2000 IBC Sec. 2406.2]. This previous comment has not been addressed. q On the partial building sections, where are the beams that are reflected on the structural framing plan on Sheet S2? Detail 1 on Sheet A3 indicates box beam construction and does not show the beams shown on the structural plans. This previous comment has been partially addressed. One of the 3 1/8 x 12 glue laminated beams is shown in the section, however where are the other two beams (the 3 1/8 x 12 glue laminated beam and the double 2 x 12 Shown on Sheet S2)? Please clarify. q There is a note on Sheet A2 that indicates the new storefront openings are going to be within the new exterior wall. Further the note indicates that new lintels need not be provided in the adjacent existing masonry wall. Do these openings align up with one another? When comparing the existing elevation and the new east elevation, this is not readily apparent. The floor plan on Sheet A2 shows several pairs of doors which provide a full 6'-0" wide opening into the building through the new wall. The existing wall is not shown on the floor plan. Do portions of the existing brick wall need to be removed to provide access? Some of the openings that come close to aligning with new doors are windows, which would require the sill wall to be removed. Please clarify. This previous comment has been mostly addressed. q How is overflow being provided for the roof drain detailed in Detail 3 on Sheet A3? An overflow is required [1994 UPC Sec. Appendix D, Sec. D1.1 (d)]. This previous comment has not been addressed. The detail in question is actually Detail 2 (and not Detail 3). There needs to be an overflow opening in the head of the scupper with the bottom of the opening a maximum of 2" above the bottom of the scupper as it passes through the wall. STRUCTURAL: q Now that the location of openings (new versus existing to be removed) has been clarified on the Existing Elevation on Sheet A2, how are the partially remaining masonry openings being addressed? There are specifically two windows which when removed will leave only one jam supporting the remaining masonry above the opening. How is the other end of the masonry over this modified opening being supported? MECHANICAL: q There are no mechanical comments to be addressed. PLUMBING: q There are no plumbing comments to be addressed. ELECTRICAL: q There are no electrical comments to be addressed. -End of Review- |
