All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: q There are no general comments to be addressed. ARCHITECTURAL: q Please correct the scale references on Sheet A2. The scales currently indicate that all elevations and the floor plan are at 1"=20'-0" which disagrees with the dimensions on the floor plan. q Identify all glazing that is required to be safety glazed (tempered) [2000 IBC Sec. 2406.2]. q The floor plan on Sheet A2 appears to have two partial building section cuts, noted as 1 and 2. Where are these sections? Is Detail 1 on Sheet A3 representative of section cut 1 noted on the floor plan on Sheet A2? If so, where can section cut 2 be found? Please clarify. q On the partial building sections, where are the beams that are reflected on the structural framing plan on Sheet S2? Detail 1 on Sheet A3 indicates box beam construction and does not show the beams shown on the structural plans. q There is a note on Sheet A2 that indicates the new storefront openings are going to be within the new exterior wall. Further the note indicates that new lintels need not be provided in the adjacent existing masonry wall. Do these openings align up with one another? When comparing the existing elevation and the new east elevation, this is not readily apparent. The floor plan on Sheet A2 shows several pairs of doors which provide a full 6'-0" wide opening into the building through the new wall. The existing wall is not shown on the floor plan. Do portions of the existing brick wall need to be removed to provide access? Some of the openings that come close to aligning with new doors are windows, which would require the sill wall to be removed. Please clarify. q How is overflow being provided for the roof drain detailed in Detail 3 on Sheet A3? An overflow is required [1994 UPC Sec. Appendix D, Sec. D1.1 (d)]. STRUCTURAL: q The foundation plan on Sheet S2 shows what appears to be a new continuous footing at the demising walls between the various suites. However, there is no information regarding the specifics of these footings. Please clarify. Should these be F1 footings? q Has the capacity of the existing trusses been reviewed in anticipation of the installation of the future mechanical units that weigh between 540 and 600 lbs.? Please clarify. q Provide a note on the plans that indicate the manufacturer's calculations and data for pre-fabricated trusses shall be submitted as a deferred submittal [2000 IBC Sec. 106.3.4.2]. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall include a layout drawing. Also, the Engineer of Record shall review and "shop drawing" stamp approval on truss calculations. MECHANICAL: q There are no mechanical comments to be addressed. PLUMBING: q There are no plumbing comments to be addressed. ELECTRICAL: q Is the electrical service new or existing? If it is new then the service for this building needs to be located on the same property as this building. Currently it is shown on the exterior face of the exterior wall, which will place this equipment over the property line. The same can be said of the telephone system riser. q Also note on the one-line diagram that the bonding conductor shall be a minimum of one #4 bare copper wire connecting the buildings' metal water and gas piping system to the service equipment enclosure grounding buss [1999 NEC Art. 250-104]. -End of Review- |
