09/18/2003 STANTEC 3RD PARTY REVIEW-COMMERCIAL REVIEW Denied Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

q How is the pool barrier being addressed with this new addition? There will need to be a barrier (fence) between the pool and the house. The house cannot be used as part of the barrier [1996 Pool Code Sec. 317(c)]. This issue needs to be addressed on the plans. There is another option; provide a motorized pool safety cover [1996 Pool Code Sec. 317(b)].

ARCHITECTURAL:

q Note glass in hazardous areas shall be safety glass [2000 IRC Sec. R308.4]. Specifically note the french doors and the window over the tub/shower in the bathroom.

q Note that bath tub and shower enclosures shall be finished [2000 IRC Sec. P2710] with ceramic tile [2000 IRC Sec. R702.4], or a listed enclosure, to a height of 72" above the drain [2000 IRC Sec. R307.2].

q The new front stairs require handrails, as it appears there are more than 2 risers at these stairs [2000 IRC Sec. R315.1].

q Note and specify a complete roofing system. Specify the roofing type, grade of materials and method of installation. Being that this is a deck, its there to be any special surface [2000 IRC Sec. R905]?

STRUCTURAL:

q How close is the new addition to the existing swimming pool? How deep is the pool next to the house? Please clarify on the plans. The footing for the house needs to be deep enough so that a surcharge is not placed on the pool.

q Provide bracing details and notes for exterior frame walls and main cross-stud partitions, [2000 IRC Sec. R602.10]. The use of 3/8" plywood on the exterior work, but nailing is being provided? When the continuous structural panel sheathing [2000 IRC Sec. R602.10.5] method is being used then follow 2000 IRC Table R602.10.5 for panel lengths and opening heights and 2000 IRC Fig. R602.10.5 for installation at corners.

PLUMBING PLANS:

q Sheet MP1 states at the top of the plumbing notes that this project's plumbing is to conform to the 2000 IRC. This is incorrect. Plumbing shall conform to the 1994 Uniform Plumbing Code as amended by the State of Arizona.

q Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7].

MECHANICAL PLANS:

q Is the split system a/c (heat pump) new or existing? The plans show connecting new ductwork to existing, the air flow has been increased by 800 c.f.m., and the circuit for the unit is located on the new sub panel. Please clarify

ELECTRICAL PLANS:

q Show on the electrical plan the new location of the panel and sub-panel. Also, note on the one-line diagram the grounding conductor [2000 IRC Sec. E3508] and the bonding conductor connecting the buildings' metal water and gas piping system to the service equipment enclosure grounding buss [2000 IRC Sec. E3509].

q Receptacles shall be installed so that no point along a wall space in no more than 6 feet measured horizontally from an outlet in that space [2000 IBC Sec. R3801.2.1]. Any wall space that is 2 feet long or more requires at least one receptacle [2000 IRC Sec. R3801.2.2].

q Where ceiling fans are shown on the plans, provide a note indicating that only approved outlet boxes shall be used [2000 IRC Sec. E3805].

q Show locations of smoke detectors (one required in each bedroom and one required in the area that serves as access to the bedroom). Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup [2000 IRC Sec. R317].

ENERGY CODE:

q Provide Energy Calculations per the 1998 International Energy Conservation Code (IECC), or comply with the 2000 IRC Chapter 11.
