All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: q There are no general comments to be addressed. ARCHITECTURAL: q Indicate the location of gas, water, electric and sewer or septic lines on the property, and where they enter the building. The gas, water, and electric are shown, however where is the sewer or septic? q Provide 1/2" gypsum board on all walls common to the garage and house [2000 IRC Sec. 309.2]. q For factory built or zero clearance fireplaces, provide cut sheet, make, model number and the approval number of the approved testing agency (i.e. ICBO #) [2000 IRC Sec. R1002]. All shall comply with UL127. NER-492 is an out dated report and is no longer valid. q Note and dimension that the fireplace chimney must terminate a minimum of 2 feet above any point of a roof within 10' measured horizontally and not less than 3 feet above the point where the chimney passes through the roof [2000 IRC Sec. R1001.6]. q Show locations of skylights (dashed lines) on floor plan. Provide an ICBO # on all skylights over 2' by 4'. The ICBO number provided (ER-4256) is invalid. Please provide an up to date report number. STRUCTURAL: q The seismic zone is incorrectly specified within the general structural notes on Sheet S1.1. Please correct. q Provide a note on the plans that the manufacturer's calculations and data for pre-fabricated trusses shall be submitted as a deferred submittal for review and approval by the building department prior to fabrication. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Also, the Engineer or Architect of Record shall review and "shop drawing" stamp approval on truss calculations. q Provide additional bracing at the west exterior wall adjacent to Mother's bedroom (at the northern corner). q Provide a shear wall design collector for the bay window off of the master bedroom. The first shear wall in the braced wall line on the north face of the house starts at a distance greater than 12 feet [2000 IBC Sec. R602.10.1]. PLUMBING PLANS: q Revise all references on Sheet P1.1 to eliminate the 2000 IRC. The references need to be to the 1994 UPC with Arizona State Amendments. q The gas piping needs to be 1 1/4" from the gas meter all the way to the 250 c.f.h. provided at the two furnaces and the water heater. The lines to each of these appliances may then be reduced to 1/2" for the water heater, 3/4" for Furnace #2, and 1" for Furnace #1 [1994 AzUPC Table 12-3]. q Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7]. MECHANICAL PLANS: q The single door louver provided for combustion air is inadequate [2000 IRC Sec. M1703]. The openings need to be placed within 12" of the ceiling for a single opening solution and 12" of the ceiling and 12" of the floor for a double opening solution. Please revise. ELECTRICAL PLANS: q The electrical notes on Sheet E1.1 are not legible at the upper part of the page due to a drafting/plotting error. Please correct. q Note on the one-line diagram that the bonding conductor shall be a minimum of one #4 bare copper wire connecting the buildings' metal water and gas piping system to the service equipment enclosure grounding buss [2000 IRC Sec. E3509]. q Receptacles shall be installed so that no point along a wall space in no more than 6 feet measured horizontally from an outlet in that space [2000 IBC Sec. R3801.2.1]. Any wall space that is 2 feet or more long requires at least one receptacle [2000 IRC Sec. R3801.2.2]. Check behind Mother's bedroom door and under the smoke detector in the master bedroom. q Show locations of smoke detectors. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup [2000 IRC Sec. R317]. ENERGY CODE: q Provide Energy Calculations per the 1998 International Energy Conservation Code (IECC), or comply with the 2000 IRC Chapter 11. q Call out on the plans the "U" values of the windows and doors in conformance with the energy calculations provided. -End of Review- |
