1. The space between curb and sidewalk is 3 feet. Correct and revise change. Indicate new dimensions.

2. The maximum driveway apron width is 24 feet with a maximum distance between curb cuts is 12 feet. Close unused curb cuts (driveways). Correct and revise change. Indicate new dimensions.

3. Indicate a dimensioned detail of PAAL section. Indicate what type of material is to be used.

4. The minimum acceptable width for a PAAL is 24 feet. The walkway area cannot be part of the PAAL. Correct and revised. Indicate new dimensions.

5. This comment was not addressed as per submittals dated 09/19/03 and 12/15/03.
New projects including mobile home parks consisting of three (3) or more dwelling units will provide centralized on-site refuse storage, collection, and pickup areas with service access from within the tract or from an alley adjacent to the tract. For approval of proposed refuse collection design, contact John Clark or Environment Services at 791-3175 ext.1136. Please address comment.

6. First submittal indicated fill quantities of 184 c.y. Second submittal indicates 45 c.y. of fill. Indicate the reason for the change of fill. The three units indicate different finish floor elevations varying from 1.5' to 2.5'. Placement of fill in excess of 2 feet plus the slab thickness above existing grade and any location in the outer 100 feet of the developing site is considered differential grading. This placement is not acceptable. Please refer to the Grading Ordinance criteria in Chapter 36, Section 13.

7. Indicate existing drainage openings of c.m.u. block wall on Site Plan.

8. Indicate existing utilities such as light pole, cable box, etc..

1) Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed,
2) Zoning comment 1 dated 10/20/2003 has not been addressed,
3). Based on the elevation drawings, the proposed building height is 21.5 feet (from design grade). Revise site plan notes as required. In addition, the minimum north, south and east setbacks are 16.125 feet. The minimum west (front) setback is 32.25 feet. Revise the plans as required (LUC 3.2.6.4 and 5),
4) Add a general note which listed the DSMR case number, date of approval, modificiations granted, and conditions imposed. The conditions imposed must be demonstrated on the plan, notes are not sufficient,
5) Add the existing use to the general notes,
6) The lot coverage calculations must be revised to include the square footage of the vehicle use area. Lot coverage is the footprint of buildings plus square footage of vehicle uses areas divided by lot area. Only the building foot print has been included,
7) The landscape plan must be revised to reflect the changes made to the siteplan. Re-review by the landscape section is required.
