LUC 3.7.4.1

2) The refuse storage area is to be screened from the street. Per LUC Table 3.7.2-I a six-foot high screen is required.

3) Per LUC 3.7.2.4., "Fifty (50) percent or more of the area of the street landscape border must be covered with shrubs or
vegetative ground cover. Revise the landscape plans to show the required groundcover plantings and revise the notes as necessary.

4) An interior landscape border is required between the building on the site and the residentially zoned property to the north. See LUC Table 3.7.2-I and LUC 3.7.2.4.B.3.

5) Provide a pedestrian path from the sidewalks on the site to the refuse storage area that continues to the pickup location on Richey Boulevard.

6) Per DS 3-05.2.2.B.3 A minimum distance of two (2) feet must be maintained between a PAAL and any wall, screen, or other obstruction, provided pedestrian activity is
directed to another location. Revise the plans as necessary to provide the minimum clearance.

7) A native plant preservation plan or application for exception is required. Modifications to the plan may be necessary based on plant preservation requirements.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per a 1998 aerial which is on line through the City of Tucson Transportation web site it is clear that there are several existing structures on the parcel. Please clarify by response comment if any of the existing structures are to remain or used for this new development. If all existing structures on site are to be removed please add a general note that states " that all existing structures are to be demolished". DS 2-02.2.1.A.6

2. The actual building height could not be verified. Elevation drawings or cross sections were not included with the site plan. In order to verify the building setbacks copies of the drawings as mentioned above must be included with the next site plan submittal packet. The building height must also be listed on the plan. See redlines for comments related to this issue. A calculation with a number (assumed bldg. hgt.) on the plan for the side yard and front yard building setbacks has been listed but the height must be verified by reviewing the elevation drawings. DS 2-02.2.1.A.7

3. Dimension the parking spaces including the garage spaces. Per DS 3-05.2.1.B.3, when the sides of a vehicle parking space abuts a vertical barrier over six (6) inches in height other than a vertical support for a carport the required width for a parking space is ten (10) feet. Parking space #2 must be ten (10) feet wide. Revise as required.

A minimum distance of two (2) feet must be maintained between a PAAL and wall, screen or other obstruction, DS 3-05.2.2.B.3. A 26-foot wide PAAL area, which includes the additional 2 feet separation between the PAAL and the wall, is required. DS 2-02.2.1.A.8

In addition back-up spurs are required at the end of a row of parking spaces if no ingress or egress is provided at that end. Back-up spurs are required at both ends of parking spaces 6 and 7. See DS. 3-05.2.2.D for information regarding the depth and the radius of the back-up spurs. DS 2-02.2.1.A.11

4. The sight visibility triangles at the driveway entrance must be drawn based on the existing curb location. Also, please dimension the driveway entrance. DS 2-02.2.1.A.10, DS 2-02.2.1.A.11

5. Per DS 2-08.4.1.F, Sidewalks or pedestrian refuge areas may not be located between any motor vehicle parking space and the PAAL providing access to that space. The proposed sidewalk location has been placed between the parking space and the PAAL and does not meet the development standard criteria. Unfortunately there is also a requirement for five-foot pedestrian refuge area between a PAAL and an enclosed structure. The two development standards seem to contradict each other but the fact that the garages are also proposed and the location of parking spaces one and two make both standards applicable. In order to allow the sidewalk in the location proposed an application for a DSMR (development standard modification request) will be required. The following items must be addressed. DS 2-02.2.1.A.12

Based on redesign or DSMR, the minimum width of any required pedestrian sidewalk is four feet. The construction of the sidewalk must be concrete, brick pavers set in a bed of cement, or any surface equivalent in smoothness, hardness and durability. DS 2-08.4.1.F

Setbacks from PAALs.
A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. The required pedestrian refuge area must be dimensioned. DS 3-05.2.2.B.2

6. If applicable draw the location; label the size and type of any proposed or existing signage. DS 2-02.2.1.A.13

7. Dimension the existing right-of-way for Richey Boulevard. The curb to property line dimension must be labeled. DS 2-02.2.1.A.19

8. If applicable all easements of record must be drawn on the plan. The location, purpose, width and recordation information must be labeled for each easement. DS 2-02.2.1A.20

9. If applicable, freestanding lighting locations and lighting layout and type must be drawn on the plan. DS 2-02.2.1A.25

10. Revise the zoning classification adjacent to the east property line from R-2 to R-3. DS 2-02.2.1.A.28

11. Revise the proposed use to state the use as Multi-family Residential DD "K" and also state what is the existing use of the property. DS 2-02.2.1.A.31

12. Add an LUC code data table that includes the required and actual lot size in square feet and acreage, allowed and proposed building heights, allowed and actual lot coverage (includes the vehicular use area and building areas), allowed and proposed density, and the number of required and provided parking spaces.
