CODE SECTION/ DEVELOPMENT STANDARD 1. Per D.S. 3-01.5.1.A.1, vehicle parking spaces and screen wall for trash enclosure may not be located within a sight visibility triangle. (D.S. 2-02.2.1.A.10) 2. Per L.U.C. Sec. 3.4.5.3 Commercial Services Us Group, one (1) 12' x 35' loading space is required for this site. (D.S. 2-02.2.1.A.14) 3. Per LUC Sec. 3.3.4 "Alcoholic Beverage Service" a total of 127 vehicle parking spaces are required for this site. 69 vehicle parking spaces are to be provided after future right-of-way widening. Applicant will require a variance for 58 spaces. (D.S. 2-02.2.2.A.4) 4. Add a separate vehicle parking calculation based on future right-of-way conditions. It appears two (2) vehicle parking spaces will be removed as a result of future right-of-way widening resulting in 69 vehicle parking spaces to be provided after road widening. (D.S. 2-02.2.1.A.19) 5. Per L.U.C. Sec. 3.3.4, the proposed land use "Alcoholic Beverage Service" requires that all required vehicle parking be located within the same block. As proposed, the westernmost parking lot is located across Herbert Avenue in another block. Refer to LUC Sec. 3.3.7.1.A for description of "same block" requirements. (LUC 3.3.7.1.A) 6. Please note the proposed land use as follows: Alcoholic Beverage Service, "33", subject to: Sec. 3.5.14.9.C. (D.S. 2-02.2.1.A.31) 7. a) Site plan may not be approved until all approved and recorded lot combination documents required have been provided to the Zoning Review Section. Per Pima County Assessors Records, the site is comprised of three (3) separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant and a copy of the approved Pima County Assessors Tax Combination form. b) Since Parcel 1 and 2 are to be combined into one lot, show the aforementioned lots as one consolidated parcel. 8. Since a Board of Adjustment Variance will be applied for, please note the case number, date of approval, variances granted, and any conditions imposed on the site plan. 9. The opening must be screened with a 6' high gate.
