The site plan was not approved at this time. Please address the following comments. Site Plan Comments: 1) Call out a description of the structure at the east end of the Parking Area south of the building. Clarify whether this is a curb or a wall. Per City of Tucson Development Standard (DS) 3-05.2.2.D, if this is a wall, the backup spur must have a three-foot shy space between the curb and wall. 2) Provide bearings for each property boundary line and the basis of bearing. (DS 2-02.2.1A.5) 3) Dimension the adjacent rights of way including Major Streets and Routes future right of way. (DS 2-02.2.1.A.19) 4) Provide drainage patterns, finish grades, floor elevation and existing contours or spot elevations. (DS 2-02.1.A.10 and DS 2-02.1.A.23) 5) Show roof drainage patterns. Provide sidewalk scuppers at each downspout location and indicate that all flows up to a 10-year event will be conveyed under sidewalks. (DS 2-02.1.A.16 and DS 2-08.5.1.E) 6) Revise the trash enclosure detail to provide steel pipes along the sides and rear of the enclosure. The site plan indicates an existing and future 39.6 foot right-of-way which is short of the standard 45' half right-of-way for a 90 foot right-of-way. If the right-of-way requires to be widened in the future, all improvements must be in compliance with future right-of-way conditions. (D.S. 2-02.2.1.A.19) 13. Per L.U.C.
