PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ΒΌ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.

2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

1. INDICATE THE LOCATION OF GAS, WATER, ELECTRIC AND SEWER OR SEPTIC LINE ON THE PROPERTY, AND

1. PLEASE INDICATE THE LOCATION OF THE REQUIRED HOLD-DOWNS. SEE R602.10.6 .

FLOOR PLAN:

1. INDICATE THE LOCATION OF THE DOORS AND WINDOWS IN THE EXISTING BEDROOM ADJACENT THE NEW BATHROOM.

2. SPECIFY SAFETY GLASS (i.e. TEMPERED) FOR WINDOWS LESS THAN 2' FROM DOOR'S EDGE. SEE R308.4 .

3. IS A / 6 THE CORRECT REFERENCE FOR THE CROSS-SECTION OF THE FIREPLACE? SEE B / 6 .

4. HOW DOES THE NORTH WALL OF THE BEDROOM ADJACENT THE UTILITY / STORAGE ROOM COMPLY WITH R602.10? SEE ALSO R602.10.6 .

1. SECTION A, FIREPLACE, and FOUNDATION DETAIL ; PLEASE INDICATED THE LENGTH OF THE ANCHOR BOLTS.

2. SECTION A ; THE TWO FOOTINGS HAVE DIFFERENT DIMENSIONS , AS DOES THE "FOUNDATION DETAIL". PLEASE CLARIFY THE MINIMUM DEPTH INTO UNDISTURBED SOIL AND THE MINIMUM HEIGHT ABOVE FINISHED GRADE FOR THE BOTTOM PLATE.

3. FIREPLACE DETAIL ; PLEASE DIMENSION THE HEARTH EXTENSION. SEE TABLE R1003.1, ITEMS B and C.

6. ALTERNATE BRACED WALL PANEL ; THE HOLD-DOWNS ARE REQUIRED TO BE ON THE END STUDS OF THE PANEL, BUT THE PAHD42 IS REQUIRED TO HAVE AN 8" END DISTANCE AND A DOUBLE STUD TO ACCOMMODATE THE DOUBLE ROWS OF NAILS. HPAHD22 ?

7. SECTION A ; PLEASE DIMENSION THE CEILING HEIGHTS.

PLUMBING PLANS:

1. THE WATER CLOSET IN THE SOUTH BATHROOM REQUIRES A 3" MINIMUM DRAIN.

2. PLEASE DOUBLE CHECK THE SIZES OF THE WATER DISTRIBUTION SYSTEM. IT APPEARS TO BE UNDER SIZED, BUT I DON'T KNOW WHERE THE WATER METER IS LOCATED. ALSO, IF IT'S NOT TAKEN DIRECTLY FROM THE WATER METER, PROVIDE SPEC'S REGARDING THE EXISTING WATER DISTRIBUTION (SIZES, LENGTHS, and FIXTURE UNITS ).

3. GAS: PROVIDE THE LENGTH OF LINE TO EACH APPLIANCE, BTU DEMAND OF EACH APPLIANCE, SIZE OF
EACH BRANCH, TOTAL DEMAND & TOTAL DEVELOPED LENGTH FROM METER TO MOST REMOTE
APPLIANCE ON THE SYSTEM PER UPC 1217.2

4. PLUMBING NOTES ; THE PLUMBING PORTIONS OF THE I.R.C. HAS NOT BEEN ADOPTED BY THE CITY. PLEASE CORRECT THE PLUMBING NOTES TO REFLECT THE U.P.C. AS AMENDED.

5. PROVIDE PRESSURE AND TEMPERATURE RELIEF VALVE AT WATER HEATER.

MECHANICAL PLANS:

1. PROVIDE ENERGY CALCULATIONS PER THE 1998 IECC, OR COMPLY WITH IRC CHAPTER 11.

2. CALL OUT ON THE PLANS THE "R" VALUES OF INSULATION, AS WELL AS THE "U" VALUES OF THE WINDOWS
AND DOORS IN CONFORMANCE WITH THE ENERGY CALCULATIONS PROVIDED.
