ARCHITECTURAL COMMENTS:

Sheet 4

1. Please clarify exterior finish for the proposed CMU exterior wall. Reference R703.

Sheet 5

1. The attic ventilation opening needs to be sized in accordance with net area of opening. Please provide manufacturer's catalog cut submittal for the proposed opening. Reference R806.


STRUCTURAL COMMENTS:

Sheet 1

1. Please clarify the site drainage patterns away from the building foundation. Grade shall slope away from the foundation with not less than a 6-inch fall within the first 10-feet from the building foundation. Reference R401.3.

Sheet 2

1. Foundations for masonry walls shall be centered on the wall footing. Please review and clarify. Reference R403.1.1, Fig: R403.1 (1).

2. Toe-down foundation edge shall be not less than 1-foot into undisturbed grade and not less than 1-foot wide. Reference R403.

Sheet 4

1. Truss blocking shall be provided at the roof ridge and at the perimeter wall support. Please review and show required details. Reference Table R602.3 (1), footnote g, i, and R606.11.1.1.

2. Roof trusses shall be anchored to the masonry walls as required for wind uplift. Please review and clarify. Reference R802.11.

3. CMU block shall be noted for compliance with ASTM C-90. Reference R202.

4. Reinforcing steel grade shall identified and specified per ASTM A615. Reference R402.2 and R606.1.

5. The wood beam at the entrance to the carport, which supports the roof trusses, has a design span of about 10 feet. The proposed 6x8 beam is less than the nearest prescriptive size (3-2x12) shown in Table R502.5 (1). Please review and clarify.

Sheet 6

1. A steel lintel design for the support of the masonry and roof trusses is not provided. Please provide appropriate proprietary manufacturer's design or engineered design with your resubmittal. Reference R606.9.

2. Please identify the wood post size and species and base support detail that supports the roof trusses at the carport. Reference R323.1.3.

3. Please provide nailing schedule to comply with Table R602.3 (1).

4. Deferred design submittal for the wood trusses shall be noted to comply with the requirements of R802.10. The permitted plans shall also be submitted with the truss design submittal. Reference R106.3.3.


PLUMBING COMMENTS:

Sheet 8

1. Please use a heavy line to designate sewer and drainage piping. Reference R106.1.1.

2. Please identify waste fixture units for proper sizing of drainage pipes. Reference UPC Section 703.

3. Please identify the A/C condensate disposal line. Reference UPC Section 807.

MECHANICAL COMMENTS:

Sheet 7

1. Please clarify the positioning and ducting for the return air. Reference M1602.

2. Please clarify the heat source for the proposed furnace. If gas, provide piping details on the plumbing drawing. Reference R1401.

3. Provide heating and cooling equipment sizing, full load amperes, and specification in accordance with ACCA (Air Conditioning Contractors of America) Manual J or ASHRAE 90.1. Reference M1401.3

4. Laundry room shall be provided with an exhaust fan (50 cfm) or an operable window for ventilation of not less than 3 square feet. Reference R303.3.

5. Layout of utility room shall be shown to be in compliance with M1305 for access and maintenance.


ELECTRICAL COMMENTS:

Sheet 9

1. Provide switch operated light fixture in the utility compartment. Reference E3803.4.

2. Provide catalog cut for outdoor fixtures and lamps to show compliance with City of Tucson Outdoor Lighting Code, Table 5.


ENERGY CODE COMMENTS:

Sheet 3

1. Thermal values for glazing and doors are not identified on the drawing. Windows shall be noted to have U-value not to exceed 0.65, with a solar heat gain coefficient not to exceed 0.4. Opaque doors shall have a U-value not to exceed 0.35. Reference N1102.

Sheet 4

1. The placement of the ceiling/attic insulation is not shown. Please identify placement and that R-value shall not be less than 30. Reference N1102.1.2.

2. Exterior opaque doors shall have a maximum U-value of 0.35. Reference N1102.1.3.

Sheet 7

1. Duct insulation shall be not less than R=5 when located within the building insulated envelope, and R=8 when outside of the building insulated envelope. Reference N1103.3. Please clarify placement of HVAC ducts and insulation R-value.

2. Please designate efficiencies of proposed furnace and air conditioning system. Reference N1103.
