RESUBMITTAL REQUIRED: SITE PLAN

1. Add a note on the plan, "All roof down spouts will be routed under any adjacent sidewalk." Sidewalks must be flood free for up to the 10-yr. event. The plan shows sidewalks adjacent to the building on the north, east, and west sides. If the intention is to have the one foot wide planter on the east side of the building contain the entire roof drainage from this side of the building provide appropriate drainage calculations. Otherwise, provide appropriate sidewalk scuppers. DS 2-08.4.1.E.

2. Show roof drainage (flow arrows). DS 2-02.2.1.A.16

3. Show site visibility triangles at the egress onto Ferro Avenue. The near side length is 185 ft. and the far side length is 110 ft. DS 2-02.2.1.A.10.

4. It is not clear on the plan whether or not there is existing curb on Ferro. New sidewalk is required on Ferro unless there is not existing curb. DS 2-02.2.1.A.21 and DS 3-01.3.3.A.7

5. At least one (1) sidewalk will be provided to a project from each street on which the project has frontage. Sidewalks must connect all areas of the development and must also connect to the
pedestrian circulation path located in any adjacent street. Add a sidewalk from the building to Ferro Avenue. DS 2-08.4.1.D.

6. For curbside pick up and the proposed solid waste storage area written approval from Solid Waste is required. Contact John Clark from Solid Waste at 791-5543, extension 1136.

7. The required 10 ft. landscape border can not be in the future right-of-way. Relocate. MS&R Plan.

8. The proposed sign at the south parking lot exit encroaches into the FEMA floodplain. Any proposed development in the floodplain requires a Flood Use Permit. Either locate all development outside the floodplain or submit a Flood Use Permit application with the next submittal. Tucson Code Chapter 26

9. The Site Plan and Grading Plan have the same sheet numbers. Perhaps the intention was for the Grading Plan to be labeled G1. Re-label.
