RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies with resubmittal.
2. Please provide North arrow, scale and contour interval per D.S. 2-02.2.1.
3. Add the township section and range to the location plan.
4. A separate grading plan is required.
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
6. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
7. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
8. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
9. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
10. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
11. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
12. Please provide and label existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
13. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. It appears the turning radius at the North end of the parking lot is not sufficient for the sanitation vehicle to use.
14. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
15. List the consulting engineer and the owner/developer on the plans with the pertinent information.
16. A Stormwater pollution prevention plan is required. Contact Paul P. Machado at 791-5550 x1193.
17. Add note to SP that no surface water of any kind will be allowed to drain offsite.
18. It appears that a barrier of sorts will be needed at the North end of the parking lot.
19. Show any curb opening for drainage.
20. Provide a detail of the asphalt curb or call out the height.
21. Call out the surface material on the plans.
22. The service gate is not accessible due to the proposed parking.
23. Please explain the note: 12" clearance between the bottom of the fence and the asphalt curb. It seems that the drainage will not be draining through the curb.
24. The dimension line for the parking lot cannot be read.
25. Re-label sheet 2 of 2 to read "Cross-sections for Site plan" or any other pertinent title other than grading plan. Sheet 2 of 2 cannot be used as a grading plan; it can be used only as a supplement to the site plan.
26. Will there be any vehicular use in the staging area?
27. Show any proposed channels.

Drainage Statement:
1. The Drainage Statement was reviewed for site plan purposes only. The final acceptance of DS will be given with grading approval.
2. The content and format of the DS should follow S.M.D.D.F.M., chap. II, 2.1.3.
3. In order to accept the DS, the engineer of record must seal the DS.
4. Include a statement in the DS that no surface water of any kind will be allowed to drain offsite.
5. Show the project address on the cover of the DS.
6. State that all surface water will be draining into the existing retention/detention basin on site and there will be no "future stormwater flow directed off-site".
7. Please include construction details, locations and x-sections of the two triangular open channels with the next submittal.
8. Please show locations and size of the proposed rip-rap and/or gabions.

1. Note the lot dimensions for the gross site area under the location map. (D.S. 2-02.2.1.A.5)

2. Note the size and height of the proposed sign-up/concession mobile mini. (D.S. 2-02.2.1.A.6)

3. Provide a fully dimensioned vehicle parking space detail for both standard and disabled parking spaces. Refer to LUC Table 3.3.7-I for standard space requirements. Refer To ICC/ANSI A117.1-1998 Sections 406 and 502 for curb, ramp, and handicap parking space requirements. (D.S. 2-02.2.1.A.8)

4. Dimension the vehicle trailer parking spaces. (D.S. 2-02.2.1.A.8)

5. Provide a fully dimensioned bicycle parking space detail which includes the specific type of rack and the number it supports. Refer to D.S. 2-09 for design criteria. The surface of an outdoor parking facility may be surfaced in the same manner as the motor vehicle parking area or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material. This surface will be maintained in a smooth, durable, and well-drained condition. (D.S.) 2-02.2.1.A.9)

6. Label and dimension existing and future sight visibility triangles. (D.S. 2-02.2.1.A.10)

7. Dimension the width of the access point and main entrance driveway. Minimum width required is 24 feet for two-way travel. (D.S. 2-02.2.1.A.11)

8. Per LUC Table 3.3.7-I, a 24 foot wide aisle (PAAL) is required for the proposed 90 degree vehicle parking spaces. The plan shows 16 foot one-way travel lanes which would require 60 degree angle parking spaces. If angle parking is proposed, provide a fully dimension detail of the parking space which complies with LUC Table 3.3.7-I. (D.S. 2-02.2.1.A.11)

9. Per D.S. 2-08 a four (4) foot wide sidewalk is required to be placed on-site connecting the building to the right-of-way. (D.S. 2-02.2.1.A.12)

10. Provide a fully dimensioned detail of the proposed free standing signage. A sign above 30 inches in height may not be located within a sight visibility triangle per D.S. 3-01.5.1.A.1. (D.S. 2-02.2.1.A.13)

11. Label and dimension the existing and future right-of-way for Irvington Road. (D.S. 2-02.2.1.A.19)

07/28/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Barriers are required for the tree planting areas adjacent to and within the vehicular use area. LUC 3.7.2.3.B

2) Identify any proposed trees on the landscape plans by genus and species. Identify the size proposed, 15 gal. is the minimum. LUC 6.2.3, DS 2-07.2.2.A.1.d

3) Per DS 2-06.5.4.B.3 "Areas of different water requirements, such as the oasis, trees and shrubs, the vehicular use area, landscape borders, and native vegetation areas, will be controlled by separate remote control valves."
The irrigation plan should be designed to include seperate zones for landscape and recreation area uses.

4) Provide an appropriate organic or inorganic groundcover for landscape areas. LUC 3.7.2.7.A

5) DS 2-07.2.2.B.6 includes a requirement to demonstrate on the plans how water harvesting is accomplished. Based on the irrigation system, minor design modifications to the site grading may be required to detain runoff from the generated from the sprinler system. In total the irrigation system design and proposed grading should limit any offsite runoff.

6) DS 2-07.2.2.C.4 requires that the irrigation system specifications, design, and layout be included on the plans.
