· The maximum height of a wall or fence within a perimeter yard is six (6) feet; however, the wall or fence may be higher than six (6) feet, but no higher than ten (10) feet per LUC 3.2.5.2.H. A variance is needed to wave this requirement.

3. Provide a 30" continuous screen for vehicle use area within landscape border along Montego Dr per LUC 3.7.2-I. Screen is indicated on approved landscape plan.

It is unclear if the LDO was approved for the building setback to the south property line (required 1-1/2 x H. to adjacent R-1 zoning) or for the wall height (also required 1-1/2 x H. to adjacent R-2 zoning, or both. At 5 feet from the west property line, the wall (1-1/2 x 12 feet high = 18 foot required setback) does not meet the required perimeter yard setback and an LDO is required for the wall height.
