Per City of Tucson Development Standard (DS) 3-05.2.2.D, if this is a wall, the backup spur must have a three-foot shy space between the curb and wall. 2) Provide estimated cut and fill quantities. (DS 2-02.1.A.17) 3) Provide sight visibility triangles for each driveway location. (DS 2-02.1.A.10) 4) Provide line of sight distances per DS 3-01.53 for MS&R Arterial Street Kolb Road for existing and future sight visibility triangles. (DS 2-02.1.A.10) 5) Show roof drainage patterns. Provide sidewalk scuppers at each downspout location and indicate that all flows up to a 10-year event will be conveyed under sidewalks. (DS 2-02.1.A.16 and DS 2-08.5.1.E) 6) Revise the trash enclosure detail to provide steel pipes along the sides as well as along the rear of the enclosure. Montego Drive Site Plan Review (1st review) TRANSMITTAL: July 30, 2003 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project is being reviewed for full code compliance. DS 2-02 2. The required bldg. setback from the east and south lot lines (with adjacent residential zonings) is 1-½ times the building height. With a 16' height to top of parapet along the south building wall, a 24' bldg. setback is required. With an 18'-2" height to top of parapet along east bldg. wall, a 27'-3" bldg. setback is required. Please revise plan. An LDO will be required for the east and south lot lines if building setbacks are not met. If a Lot Development Option (LDO) is applied for, please list as a general note the following: case number; date of approval, and conditions imposed if any.
