All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: q There are no general comments to be addressed. ARCHITECTURAL: q Show the location of all vents needed to comply with the venting calculations shown on Sheet A4 [2000 IRC Sec. R806.2]. This previous comment has not been addressed. Based on the venting calculation 50% of the vents need to be high and 50% of the vents need to be low. Please clarify where these vents are located. STRUCTURAL: q The tie beams that have been provided are shown as concrete masonry units. The code requires that the tie beams be either concrete or wood [2000 IBC Sec. 2109.8.4.5]. This previous comment has not been addressed. The framing legend on Sheet A4 still indicates that these members are made of masonry while the details have been corrected to show concrete. Please coordinate. q Provide calculations for the 12" x 12" concrete lintels. This previous comment has not been addressed. q Is the existing roof framing able to carry the new rooftop mechanical unit? Please provide calculations. This previous comment has not been completely addressed. Is the mechanical unit centered over the existing bearing wall? And to what do the new double blocking members' frame? It appears by the framing plan that the mechanical unit is off center and bearing on the cantilevered overhang of the existing roof. Per the mechanical plan it appears to be mostly on the new roof, which means that the new 6x trusses and probably supporting purlins need to accommodate the load of this unit. Please clarify. q What is happening at the locations where new masonry meets existing masonry (cmu or adobe)? Is the masonry structurally connected together? Is there a masonry expansion joint at this location? Please clarify. This previous comment has not been addressed. q The fireplace is shown and noted on the floor plan on Sheet A2 as if the walls are built of adobe. Detail 20 on Sheet A8 indicates concrete masonry units. Please clarify. This previous comment has been mostly addressed. There is one key note in the lower left corner which points to concrete masonry units but indicates adobe masonry. Also, what is the spacing of the vertical rebar shown in these masonry walls? Please clarify. PLUMBING PLANS: q There are no plumbing comments to be addressed. MECHANICAL PLANS: q Indicate the routing of the condensate line for the new rooftop mechanical unit. This previous comment has been partially addressed. The condensate line is shown as 1/4". Please correct. ELECTRICAL PLANS: q There are no electrical comments to be addressed.
