All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: q There are no general comments to be addressed. ARCHITECTURAL: q Indicate the location of gas, water, electric and sewer or septic lines on the property, and where they enter the building. Provide the location of your water meter and septic system if it exits. q Provide all window sizes and types, and designate the operable portion of windows, as well as the locations of tempered glass [2000 IRC Sec. R308.4]. Specifically, the relocated windows adjacent to the master bedroom need to be tempered. Also the existing window which serves the reconfigured bedroom #3 needs to meet the requirements of an emergency escape or rescue window [2000 IRC Sec. 310]. q Provide access to each separate attic and crawlspace that exceeds 30 square feet. Designate locations on the drawings. Openings shall not be less than 22" by 30". The attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space [2000 IRC Sec. R807]. q Note that bath tub and shower enclosures shall be finished [2000 IRC Sec. P2710] with ceramic tile [2000 IRC Sec. R702.4], or a listed enclosure, to a height of 72" above the drain [2000 IRC Sec. R307.2]. q The cross-sections are not correctly referenced. Please correct. q Show the location of all vents needed to comply with the venting calculations shown on Sheet A4 [2000 IRC Sec. R806.2]. STRUCTURAL: q The tie beams that have been provided are shown as concrete masonry units. The code requires that the tie beams be either concrete or wood [2000 IBC Sec. 2109.8.4.5]. q Provide calculations for the 12" x 12" concrete lintels. q Many of the details on Sheet A8 make reference to the "General Structural Notes". Where are these notes? Please provide. q Is the existing roof framing able to carry the new rooftop mechanical unit? Please provide calculations. q What is the anchor bolt spacing of the anchors shown in Detail 11 on Sheet A8? q Keyed Note 7 on Detail 11 on Sheet A8 indicates that it is not used; however the note is used and appears to be pointing to horizontal reinforcing. Please clarify. Several of the other details show this "ladder" type horizontal reinforcing as well. Please clarify. q Details 5, 8, 9, and 14 show reinforcing in a masonry bond beam. What size is this reinforcing? Again, the details make reference to the "General Structural Notes" which could not be found. q What is happening at the locations where new masonry meets existing masonry (cmu or adobe)? Is the masonry structurally connected together? Is there a masonry expansion joint at this location? Please clarify. q The submittal of truss drawings as a deferred submittal needs to be noted on the drawings. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Also, the engineer or architect of record shall review and "shop drawing" stamp approval on truss calculations. q Four "piers" support the steel lintel over door 11 and the adjacent windows. Isolated bearing piers (walls less than 24" in length) cannot be made of adobe [2000 IBC Sec. 2109.8.4.4]. q Provide horizontal reinforcing in the walls of the fireplace [2000 IRC Sec. R1003.3.2 and Fig. R1003.1]. q The fireplace is shown and noted on the floor plan on Sheet A2 as if the walls are built of adobe. Detail 20 on Sheet A8 indicates concrete masonry units. Please clarify. PLUMBING PLANS: q The plumbing general notes indicate that the plumbing code is to be the Uniform Plumbing Code, Latest Edition with local amendments. Please correct the note so it indicates the "1994 Uniform Plumbing Code with Arizona State amendments". q The new plumbing waste lines indicated on Sheet A11 all appear to be flowing away from the existing sewer line shown on this same sheet. Please clarify. Are the new lines connecting to another central line that will connect to the public line in the street? q Sheet A10 indicates that the new water heater is to be gas (reference panel schedule "A" circuit 26). There are also gas references in the plumbing general notes. Is the water heater to be gas? If so, provide a gas line diagram (isometric or plan view) with the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the main line from the meter [1994 AzUPC Chapter 12]. q Provide a water line diagram (isometric or plan view) indicating the size of all lines along with the total fixture demand and maximum developed length [1994 AzUPC Sec. 610 and Tables 6-3 and 6-4]. q Specify water conserving (low flow) fixtures; water closets 1.6 gallons per flush, urinals 1 gallon per flush, and sinks and showerheads 3 gallons per minute [Arizona Revised Statute 45-312]. q Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7]. q Are hose bibs to be provided on this project? If so, hose bibs must be located on the plan and noted as having back-flow prevention devices [1994 AzUPC Sec. 603.3.7]. MECHANICAL PLANS: q Indicate the routing of the condensate line for the new rooftop mechanical unit. ELECTRICAL PLANS: q Note on the one-line diagram that the bonding conductor shall be a minimum of one #4 bare copper wire connecting the buildings' metal water and gas piping system to the service equipment enclosure grounding buss [2000 IRC Sec. E3509]. q Provide the panel schedule for relocated Sub-panel "B". Also, where is the circuit on Panel "A" that feeds this sub panel? Please indicate. q Are new receptacles to be added onto the new walls that form bedroom #3? Receptacles shall be installed so that no point along a wall space in no more than 6 feet measured horizontally from an outlet in that space [2000 IBC Sec. R3801.2.1]. Any wall space that is 2 feet or more long requires at least one receptacle [2000 IRC Sec. R3801.2.2]. q What about the smoke detector for the newly configured bedroom #3 and the hall that serves this bedroom? Show locations of smoke detectors. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup [2000 IRC Sec. R317]. ENERGY CODE: q Provide Energy Calculations per the 1998 International Energy Conservation Code (IECC), or comply with the 2000 IRC Chapter 11. q Call out on the plans the "U" values of the windows and doors in conformance with the energy calculations provided. -End of Review- |
