The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

q All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations [Arizona State Board of Technical Registration Rule R4-30-304]. The structural calculations provided have Ahmed and Associates name on them. They need to be sealed and the plans need to be sealed indicating that the design conforms to Ahmed's calculations.

ARCHITECTURAL:

q Indicate the location of gas, water, electric and sewer or septic lines on the property, and where they enter the building. Provide the location of your water meter and septic system if it exits.

q Label all rooms and spaces. Show all doors. Show entire floor plan.

q Note that bath tub and shower enclosures shall be finished [2000 IRC Sec. P2710] with ceramic tile [2000 IRC Sec. R702.4], or a listed enclosure, to a height of 72" above the drain [2000 IRC Sec. R307.2].

q Cross-sections shall be cross-referenced to the floor plan and framing plans.

q Provide further description and detailing of the corrugated metal panel roofing system [2000 IRC Sec. R905.10]. Metal roof panel decking at less than 3 in 12 slope needs to have applied lap sealant [2000 IRC Sec. R905.10.2]. What is the span capability of the corrugated metal panels for the area of the porches (min. 24")?

q For thin-coat stucco systems over foam board, note and specify the ICBO evaluation report number, system name and manufacturer. Note and specify the vapor barrier.

STRUCTURAL:

q The two double 2x8 "bearing" headers spanning 6'-0" openings off of the porch appear to fail marginally (assuming doug-fir larch #1's). Please correct.

q The 4x12 flush beam is inadequate. Also, what is supporting this beam? What are the connections between beam support and the beam? Between the beam support and the foundation? Please clarify.

q How is the tube steel anchored to the adjacent framing? Do the tube steel columns extend to the foundation? If so, do they attach to the foundation? If not, what do they rest on (possibly the framing)? How are the tube steel columns attached to the tube steel beams? Please clarify on the plans.

q The floor plan on Sheet A1 shows the patios (and or carport) as completely open. The foundation plan on Sheet S1.0 shows what looks like a concrete curb for a brick header (keyed note #4). However there is a detail key for Detail 4 on Sheet S2.0 at the perimeter of this patio Detail 4 on Sheet S2.0 is for a 7'-0" high masonry wall. Is this true? The extent of this wall is only implied on of all things Sheet E1, the electrical sheet. Please clarify the extent of this wall.

q Is Detail 1 on Sheet S2.0 a masonry wall footing or a frame wall footing? Also the 1'-4" footing width differs from the dimensions within the footing schedule on Sheet S1.0. Please coordinate. Check all detail titles and keyed notes (example: Note #4 on Detail 7).

q Are Details 12 and 16 on Sheet S2.0 describing the same column cap?

q Is there a minimum thickness to the thickened edge of the new slab where it meets the existing slab in Detail 6 on Sheet S2.0? Is there a clearance dimension from the top of the slab to the center of the dowel? Please clarify.

q Specify lumber grade and species.

q The submittal of TJI drawings as a deferred submittal needs to be noted on the drawings. Calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Calculations shall be cross-referenced to the floor plans. Also, the engineer or architect of record shall review and "shop drawing" stamp approval on truss calculations.

q Locate and identify shear wall types and locations. Provide shear wall bracing details and notes for exterior frame walls and main cross-stud partitions, [2000 IRC Sec. R602.10]. Bracing needs to follow the following criteria:
· Prescriptively wall panels need to be a minimum width of 4'-0" (8'-0" wide when made of gypsum board) and they need to start within 12'-6" of the end of a braced wall line [2000 IRC Sec. R602.10.4 and R604.10.1]. An alternate braced wall panel is available that is minimally 2'-8" wide which requires hold downs in addition to anchor bolts [2000 IRC Sec. R602.10.6].
· If the continuous structural panel sheathing [2000 IRC Sec. R602.10.5] method is being used then follow 2000 IRC Table R602.10.5 for panel lengths and opening heights and 2000 IRC Fig. R602.10.5 for installation at corners.
· Offsets out-of-plane in braced wall lines can be no greater than 4'-0" with a total offset in any line of 8'-0".
· Methods available for braced wall lines and their spacing needs to be per the requirements of seismic category "C" in the 2000 IRC Table R602.10.3.

q If bracing does not comply with the prescriptive provisions of the 2000 IRC, then provide a lateral analysis performed by an engineer registered in the State of Arizona. Wind forces for single story residences shall use 90 m.p.h., Exposure "B". Two story residences or areas of higher wind shall use Exposure "C".

PLUMBING PLANS:

q There are no plumbing comments to be addressed.

MECHANICAL PLANS:

q Show exhaust fan locations for bathrooms, water closet compartments and laundry rooms in lieu of operable windows [2000 IRC Sec. R303.3]. An exhaust fan needs to be provided serving the master bathroom tub/shower area.

ELECTRICAL PLANS:

q Provide electrical service for the exhaust fan to be provided in the master bathroom tub/shower area.

ENERGY CODE:

q Call out on the plans the "U" values of the windows and doors in conformance with the energy calculations provided.
