This letter reflects comments, which need to be addressed by a written response to each, indicating action taken. In order to facilitate a shorter back-check time, we request that you please provide two (2) sets revised plans and calculations for each building type, highlighting any changes with appropriate revision numbers, revision date and "cloud bubbles." These projects have been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. The applicable drawing title blocks shall appropriately designate the building number, i.e., Building #1 - Building type 1, Building #2 - Building type 2, etc. The City of Tucson Development Services Department requests that separate contiguous sets of plans be provided for each separate building permit required; I have confirmed this requirement with the City of Tucson. Two sets of plans will be required for each building, not just each building type. Please comply. Reference IBC Section 106.1.1. ACCESSIBILITY COMMENTS: Sheet A2 1. All ground floor dwelling units that are not two-story dwelling units shall be shown to be accessible Type-B units or Type A units, as required. For development sites that have more than 20 dwelling units, 2% of the total dwelling units, but not less than one, shall be a Type-A accessible dwelling unit. Please review and designate Type-A and Type-B units on the construction site plan, and provide appropriate detail plans for Type-B accessible units and Type-A unit. A Type-A unit may be constructed in lieu of Type-B units. Reference IBC Section 1107.5.4. The only exception to section 1107.5.4 that would appear to apply to this project is exception #1. Exception #4 only applies where site conditions, slopes greater than 10%, would prohibit access to the ground floor units. Only then could the number of ground floor units be reduced. If the number of single story ground floor units is 26, 26 units shall comply with the provisions for type "B" Dwellings. Additionally 2% (1) of the units shall be a Type "A" Dwelling 2. All passage doors in a Type-B unit shall be accessible with not less than a 31.75-inch clear opening width. Type A requires not less than a 32-inch clear opening width. Coordinate door schedule. Reference IBC Section 1108 and ANSI 117.1, Sections 1002.5 and 1003.5.2.1. 3. The construction site plan shall clearly identify all required accessible routes. The accessible route shall also include access to all common areas. Reference IBC Section 1104. 4. Please provide appropriate details for accessible plumbing fixtures, storage, operable parts, windows, faucets, door hardware, counters, and other ADA components. Reference IBC Section 1108. |
