Grading Plan

1. Please include a response letter explaining how each comment was addressed along with the resubmittal of the corrected copies of the site plan.
2. Revise the site plan to have a scale no larger than 1" = 60" per Development Standard (DS) 2-02.2.1.A.
3. Show the basis of bearing per DS 2-02.2.1.A.5.
4. Revise the site plan to include a location map and property description per DS 2-02.2.1.A.2&4.
5. Revise the site plan to provide proposed finish floor elevations, drainage patterns, and finish grades per DS 2-02.2.1.A.16.
6. Revise the site plan to provide estimated cut and fill quantities per DS 2-02.2.1.A.17.
7. Revise the site plan to show points of ingress and egress including location and width of driveways and existing and future sight visibility triangles per DS 2-02.2.1.A.10&11.
8. Revise the site plan to show dimensioned right-of-way, including Major Streets and Routes Plan right-of-way per DS 2-02.2.1.A.19.
9. Revise the site plan to show existing topographical contours and spot elevations and Bench Mark based on City of Tucson Datum, including City Field Book and page number.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please note that the site plan submitted is incomplete, therefore additional comments may be necessary upon subsequent submittals.


2. A completely detailed partial site plan, clearly depicting parking area access lanes (PAALs), driveways and streets, along with the pedestrian circulation for the new recreation building and how it ties in with the existing pedestrian circulation, must be provided for the next submittal. The partial site plan, with PAALs and pedestrian circulation, should encompass the main building and the new recreation center.
(See DS2-02.2.1, 3-05.2.0, LUC Sec. 3.3.7.2 and DS 2-08.3.0.) The area of the partial site plan should be delineated on the complete site plan.

3. All information provided on a site plan must be in a permanent medium such as ink or a print out, hence no information may be provided in pencil.


4. No approximate calculations and no approximate dimensions are permitted on site plans.


5. Lot coverage calculations are not necessary for this project because buildings developed for recreational purposes are excepted from lot coverage calculations. Please place a note stating that the new recreation building is classified as an exception to the lot coverage calculation requirements (LUC Sec. 3.2.9.3.A.2).


6. Please provide a floor plan to ensure the exemption from lot coverage detailed above. The plan provided appears to be only for a shell building.
