PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ΒΌ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.

2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

4. LIST THE SQUARE FOOTAGES FOR ALL THE FOLLOWING AREAS SEPARATELY ON THE DRAWINGS:
- LIVABLE AREA
- GARAGE
- PORCH/PATIO COVERS

5. ALL ENGINEERS AND ARCHITECTS INVOLVED IN THE DESIGN OF THE STRUCTURE ARE TO SEAL THE
RELATED SHEETS OF PLANS, DETAILS AND CALCULATIONS. THIS IS IN ACCORDANCE WITH THE RULES OF
THE STATE BOARD OF TECHNICAL REGISTRATION.

SITE PLAN:

1. INDICATE THE LOCATION OF GAS, WATER, ELECTRIC AND SEWER OR SEPTIC LINE ON THE PROPERTY, AND
WHERE THEY ENTER THE BUILDING. PROVIDE THE LOCATION OF YOUR WATER METER AND SEPTIC SYSTEM
IF IT EXISTS.


FOUNDATION PLANS:

1. THE NOTES SHOULD REFER TO THE 2000 ed. INTERNATIONAL BUILDING CODE. PLEASE CHECK ALL SHEETS FOR THIS CODE REFERENCE EXCEPT PLUMBING WHICH SHOULD REFER TO THE '94 U.P.C. AS AMENDED.



FLOOR PLANS:

1. PLEASE INCLUDE THE WINDOWS IN THE MASTER BATH IN THE WINDOW SCHEDULE.

2. PLEASE NOTE ON THE WINDOW SCHEDULE WHICH WINDOWS ARE TEMPERED.





STRUCTURAL PLANS:

1. SPECIFY LUMBER GRADE AND SPECIES.

2. PROVIDE TWO COPIES OF THE TRUSS DRAWINGS THAT ARE SEALED BY AN ARIZONA ENGINEER.

3. ROOF FRAMING, 2-2X8 APPEAR INADEQUATE FOR THE 5', 6' AND THE 8' DOOR AND WINDOW HEADER SPANS IN THE GREAT ROOM.

4. NOTE AND DETAIL THE JOIST HANGERS BY TYPE, SIZE AND REQUIRED
ATTACHMENT TO FRAMING MEMBERS. (SEE DETAIL 11/5)

SECTIONS - DETAILS - MISC. NOTES:

1. 11/5 ; SPECIFY THE JOIST HANGERS.

1. NOTE ON PLANS: ELECTRICAL WORK SHALL COMPLY WITH CHAPTERS 33 - 42, 2000 IRC; NOT THE N.E.C.

2. PLEASE NOTE THE LIGHT FIXTURE IN THE SHOWER IS TO BE LISTED AS APPROVED FOR USE IN A WET AREA.

3. PLEASE NOTE THE LIGHT FIXTURES IN THE CLOSET ARE TO BE INSTALLED IN ACCORD WITH E3903.11 .

4. ON WHICH CIRCUIT ARE THE RECEPTACLES SERVING THE KITCHEN SINK TOP?

5. PLEASE CHECK THE RECEPTACLE SPACING LEFT OF THE KITCHEN SINK. THESE RECEPTACLES ARE TO BE LOCATED SO THAT NO POINT ALONG THE WALL LINE IS MORE THAN 24 INCHES FROM THE TOP'S EDGE OR 48 INCHES FROM THE ADJACENT RECEPTACLE.

6. PROVIDE A RECEPTACLE WITHIN 6' OF THE DOOR BETWEEN THE LAUNDRY AND THE KITCHEN , ADJACENT THE REFRIGERATOR.

7. PROVIDE A RECEPTACLE IN THE GREAT ROOM , BETWEEN THE LAUNDRY DOOR AND THE FOYER.

8.. WHERE CEILING FANS ARE SHOWN ON THE PLANS, PROVIDE A NOTE INDICATING ONLY APPROVED
OUTLET BOXES SHALL BE USED, PER E4001.6.

9. A SMOKE DETECTOR IS REQUIRED IN THE MASTER BEDROOM.

10. THE READILY ACCESSIBLE RECEPTACLES IN THE GARAGE ARE REQUIRED TO BE GFCI PROTECTED.



MODEL ENERGY CODE:

1. PROVIDE ENERGY CALCULATIONS PER THE 1998 IECC, OR COMPLY WITH IRC CHAPTER 11.
