CODE SECTION/ DEVELOPMENT STANDARD

1. Per the Zoning Administrators determination letter dated August 4, 2003, the studio addition is to be reviewed as a principal dwelling unit. The following comments are based on a full code compliance review of the entire site. Commercial site standards are applicable for three (3) or more multi-family dwelling units.

2. Revise the building height noted for all three (3) buildings to be based on the maximum existing and proposed building height. Height should be measured from finished grade to the top of the ridge. (D.S. 2-02.2.1.A.6)

3. Under the zoning information block on sheet 01, the east and west building wall heights for the proposed studio should be revised to 10 feet high.

4. Per LUC Sec. 3.3.7.5, a street may not be used for maneuvering directly into or from any parking space located outside the public right-of-way.

5. Handicap parking is not required for 3 dwelling units. You may remove the handicap parking space, access aisle, and ramp from the plan and replace it with a standard vehicle parking space.

6. Per D.S. 3-05.2.3.C.2 (Figure 2), the length of the area for the back-up spur is to be a minimum 24 feet wide. The plan shows a much smaller area.
