The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected plans etc. along with re-submittal. 2. These comments were intended for the site plan review, not the grading plan. 3. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 4. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 5. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. Per previous comment. While reviewing the grading plan concurrently with the site plan, I noted on the grading plan that the cross slope is too steep in the NE corner of PAAL. Had the percentages been on the site plan on the first review, I could have made comment on percent then. 6. List the consulting engineer and the owner/developer on the plans with the pertinent information on the site plan. Per previous comment. Drainage Report: 1. The Drainage Report was reviewed for site plan purposes only. The final acceptance of DR will be given with the grading approval. 2. Revise the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR by adding the attached example. Please edit the maintenance responsibility note to include the substance of the example included in the last review. Per previous comment. 3. Cut or fill slopes require a 2' minimum setback from property line. Per previous comment. The following items must be revised on or added to the site plan: 1. Please define the limits on the drawing of the 700 square-foot proposed patio dining area, which is to be used for courtyard seating of customers. DS 2-02.2.2.A.4 2. Dimension the pedestrian sidewalk between the future office building D and future instructional school bldg. C and the adjacent 24' PAALs. Between any building and PAAL a minimum five (5) foot pedestrian refuge with a minimum four (4) foot sidewalk is required. DS 3-05.2.2.B.1 & DS 2-02.2.1.A.12 3. With 81 vehicle parking spaces provided, a total of 4 handicap parking spaces are required, with only one van accessible space required. Please revise calculation and site plan drawing. ANS/IBC 4.
