| 05/19/2003 | DOUG WILLIAMS | ENGINEERING | REVIEW | Denied | SUBJECT: AMS School Classrooms REVIEWER: Doug Williams DATE: 19 May 2003 ACTIVITY NUMBER: T03CM02236 SUMMARY: Engineering Division has reviewed the site plan received on 17 May 2003. The development proposed under this permit application lies within a balanced basin, and must be accompanied by a drainage submittal prepared by a state-registered civil engineer, addressing flow attenuation for additional site runoff that will be created under this permit. Approval of the Site Plan is not recommended at this time. The following comments are offered: 1. Provide a drainage submittal demonstrating compliance with the approved drainage report for the January 2003 Site approval. The submittal must address balanced basin flow attenuation requirements in accordance with sections 1.4 and 2.1 of the Pima County/City of Tucson Stormwater Retention/Detention Manual (Development Standard - DS - 10-01.0); 2. Depict existing and future sight visibility triangles (DS 2-02.2.1.10); 3. Depict drainage patterns, proposed finished floor elevation and finish grades (DS 2-02.2.1.16); 4. Provide estimated cut and fill quantities (DS 2-02.2.1.17); 5. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways and utility lines. Please ensure the future (MS&R) curb location is depicted (DS 2-02.2.1.21); 6. Provide a benchmark based on City of Tucson Datum, including City Field Book and Page number (DS 2-02.2.1.23); 7. Depict the existing or any proposed refuse container location, size and access thereto fully dimensioned (DS 2-02.2.1.32); 8. It appears that a portion of the parking area onsite is within the current right of way. A Temporary Revocable Easement (TRE) is required for private use of right of way. Please contact Real Estate Department on the 6th floor of the Public Works Building - 201 N. Stone Ave. for TRE requirements. 9. Demonstrate water harvesting to the maximum extent reasonably possible, in accordance with the City of Tucson Land Use Code, section 3.7.4.3 B; A grading permit may be required for this development. Please address all of the above comments. Resubmittal shall include a revised site and a drainage submittal. If you have any questions, I can be reached at 791-5550, extension 1189 or Dwillia1@ci.tucson.az.us. Doug Williams Engineering Division Development Services Department |

| 06/03/2003 | DAVID RIVERA | ZONING | REVIEW | Denied | DSC TRANSMITTAL FROM: David Rivera Senior Planner FOR: Patricia Gehlen Principal Planner PROJECT: T03CM02236 1501 W. Prince Road AMS School Classrooms Site Plan Transmittal date: 1st Review, June 3, 2003 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. All text height must be a minimum of .12 (12 Point). The location map text (Street names are not legible and must be adjusted to 12 point. The legal description text must also be adjusted to 12 point. Revise all text which does not meet the minimum text height of 12 point. DS 2-02.21.A.4 2. The building setbacks from the Iroquois Avenue property line must be added. I acknowledge that the setback is met based on the lot size and the building size. The dimension should be added for reference of the building location on the parcel. The building setback from the south property line has not been met. The setback is based on one and one-half times the height of the structure from the property line. Based on the proposed building height of 12 feet, the building setback must be 18 feet from the south property line. Application and approval of the lot development option variance would be required in order to allow the building to be constructed in the proposed location or the building must be relocated from the south property line to meet the 18 feet setback. The LDO is a separate process with separate fees and is handled by Frank Podgorski with the DSD Zoning Enforcement Section. DS 2-02.2.1.A.7 3. A general note that states that the parking has been met and was tabulated on a previously approved site plan must be added to the plan. The reference note must state the approved plan number (COT Activity Number). If the note is not added the vehicle and bicycle parking calculations for the entire site must be added to the new site plan. DS 2-02.2.1A.8 and .9 4. The proposed modular building must be provided with a continuous pedestrian concrete sidewalk from the existing on site sidewalk. The sidewalk has been provided along the building but does not connect to the on site sidewalk. Show on the plan the connection of the required concrete sidewalk. In addition the sidewalk must be handicap accessible. Show access ramps where required. Indicate the slope of the ramps where applicable. DS 2-02.1.A.12 5. Add the right-of-way dimension on Iroquois Avenue. The centerline to curb and curb to property line must be shown. The right-of-way dimensions for Prince Road are not legible. Revise the text height to 12 point. DS 2-02.2.1.A.19 6. Indicate existing or proposed freestanding lighting. DS 2-02.2.1.A.25 7. Revise all notes referring to lot areas, building square footage, Floor Area Ratios. Review the notes and calculations and insure consistency through out both site plan sheets. A percent building expansion must be added to the site plan. The building expansion must be based on the existing building square footage of the Prince Mall Shopping Center. 8. Per a conversation with Patricia Gehlen a lot combo covenant of the parcels is required. Per the same conversation with Patricia, the city attorney did not require the covenant at the time of permitting the play area which was considered as incidental to the school use but the covenant would be required if a new building was to be constructed for the use of the school. Prior to approval of the site plan the LDO for the building setback must be approved and a copy of the recorded covenant must be provided to the DSD Zoning Review Section. For more information regarding the lot combo covenant request by the City Attorney as it applies to this site contact Patricia Gehlen at 791-5608 ext. 1179. 9. Several sets of the site plan sheets 1 and 2 were submitted in this packet. The site plans appear to have been updated and do not match. Please remove old site plans and submit two revised copies of the correct plans with the next site plan submittal packet. The reviewers who have approved the wrong copies will need to re-stamp and sign the new site plan copies. If you have any questions about this transmittal, please call David Rivera, (520) 791-5608. |
