The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

q All corrections and revisions shall be made on the original tracings. Return all redlined prints. The final package shall consist of two sets of drawings and related documents, one that the City shall retain and the other set will be stamped and returned to you.

q To avoid delays, ensure all corrections have been made, are complete and have been coordinated with all details and notes.

ARCHITECTURAL:

q Provide access to each separate attic and crawlspace that exceeds 30 square feet. Designate locations on the drawings. Openings shall not be less than 22" by 30". The attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space [2000 IRC Sec. R807].

q Note and size all roof drains or scuppers on flat-roofed areas [2000 IRC Sec. R903.4 and 2000 IPC Sec. 1106].

STRUCTURAL:

q Provide manufacturer's calculations and data for pre-fabricated trusses or indicate on the drawings that they will be provided to and reviewed and approved by the building official prior to installation [2000 IRC Sec. R802.10].

q There is some shear wall information on the plans, however the extent is not clear. For example, how long are these shear walls? Where are the shear walls along the wall line at the front door? Please provide additional notes. Bracing needs to follow the following criteria:
· Prescriptively wall panels need to be a minimum width of 4'-0" (8'-0" wide when made of gypsum board) and they need to start within 12'-6" of the end of a braced wall line [2000 IRC Sec. R602.10.4 and R604.10.1]. An alternate braced wall panel is available that is minimally 2'-8" wide which requires hold downs in addition to anchor bolts [2000 IRC Sec. R602.10.6].
· If the continuous structural panel sheathing [2000 IRC Sec. R602.10.5] method is being used then follow 2000 IRC Table R602.10.5 for panel lengths and opening heights and 2000 IRC Fig. R602.10.5 for installation at corners.
· Offsets out-of-plane in braced wall lines can be no greater than 4'-0" with a total offset in any line of 8'-0".
· Methods available for braced wall lines and their spacing needs to be per the requirements of seismic category "C" in the 2000 IRC Table R602.10.3.

q All foundation hold-downs and anchor bolt spacing for shear walls shall be specified and located.

q The stairway framing is not clear. Is there a beam that forms the edge of the intermediate landing? Also, provide stairway connection details.

PLUMBING PLANS:

q Provide a waste line diagram (isometric or plan view) indicating sizes of all waste piping, vents and locations of floor drains, clean outs, and ejectors. Indicate the cleanouts required upstairs on the horizontal waste lines (the vent does not suffice as a cleanout) [1994 AzUPC Sec. 707.4].

q The section of gas line serving both the furnace and water heater needs to be 1" diameter based on a developmental length not exceeding 50 feet at 175 c.f.h. [1994 AzUPC Table 12-3].

MECHANICAL PLANS:

q There are no mechanical comments to be addressed.

ELECTRICAL PLANS:

q Note on the one-line diagram that the bonding conductor shall be a minimum of one #4 bare copper wire connecting the buildings' metal water and gas piping system to the service equipment enclosure grounding buss [2000 IRC Sec. E3509].

q Note that two or more 20-amp small appliance circuits shall be provided to serve all receptacle outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets [2000 IRC Sec. E3603.2 and E3801]. The dining room circuit has a receptacle on it that serves the hall.

ENERGY CODE:

q There are no energy code comments to be addressed.
