Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. Obtain Zoning and Engineering approvals and stamps on site plan.

Floor Plan

1. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board per R314.8.
2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered.
4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure).


Structural and Foundation Plans

1. Show all new footing on foundation plan. Provide detail of new footing with all pertinent data (ie. 6" to bottom of sill from grade, 12" into undisturbed soil, anchor bolts, steel reinforcing, etc) at bathroom addition. Provide post footing at the bath. Clarify the construction at this location.
2. Callout joist and ledger details at new floor joist locations. 1-1/2" bearing is required for joist or approved hangers.
3. Plan calls out 2x14 stringer. Detail 2/2 calls out (3) 3x14 stringers. Clarify.
4. Show all new framing members and posts for extended deck (ie. 6x12 wood beam, (2) 2x6 posts, etc) on upper level floor framing plan.
5. Callout 4x12 beam hangers or the type of connection that is to be used.
6. Provide stair dimensions for outside stairs. Width, riser, tread, etc.

Plumbing and Electrical Plans

1. Water line: Provide the total fixture unit demand and maximum developed length.
2. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
3. Water closet requires a minimum 2" vent.
4. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
5. Note on plan that all electrical work shall comply with 2000 IRC chapters 33 - 42.
6. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have on other outlets, per E3603.2 and E3801.3-4.5.
7. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
8. Show locations of smoke detectors per R317. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R317.1.1.
