Sheet A1.0

1. Exterior non-bearing walls are noted for 1-hour rating for < 30 feet. However, that should read <10 feet for Type V-B construction. Reference IBC Table 602.

2. Tenant improvement area is declared as 7,332 s.f. Although the declared area may be the lease area, the gross floor area (occupancy area), as shown on the mechanical HVAC schedule M-2.0, adds-up to be 10,235 s.f. The occupant load is therefore 10,235/100 = 100 instead of the 73 as declared, since for a business occupancy the occupant load is calculated using the gross area instead of the net floor area. Please review and clarify. Reference IBC 1003.3.2.2.





3. The calculated egress width is the required egress width only when it is more than that specified elsewhere in the code. For the proposed occupancy, two exits are required when the occupant load exceeds 50. Unless otherwise substantiated, the net clear width of each required exit door is 32 inches. Therefore, the required exit width for the proposed occupancy is 32 x 2 = 64 inches. Please review and clarify. Reference IBC 1003.2.3, IBC 1003.3.1.1 and IBC 1004.

4. Please label on the door schedule, the exit doors and exit access doors provided for the proposed tenant improvement plan. Coordinate and verify the placement of exit signs shown on the electrical lighting plan. Reference IBC 1003.2.10.1.

1. Please label all occupant spaces and identify the door marks. Reference IBC 302.1.


STRUCTURAL COMMENTS:

1. The weights for the roof top condensers are not identified on the mechanical drawings. Please coordinate and provide qualified structural review of proposed load additions upon the existing structural roof elements. Reference IBC 1604.4 and IBC 1607.8.2.

MECHANICAL COMMENTS:

Sheet M1.0

1. Excess conditioned air capacity is being run-out into the adjacent vacant tenant space. However, no return air duct is provided from that space. Please review and clarify this arrangement and its impact upon a potential tenant in the vacant space. Reference IMC 403.

2. Provide detail for routing and installation of air line from building to air compressor which is located some distance from the building. Reference IBC 106.1.1.

ELECTRICAL COMMENTS:

Sheet E1.0

1. Please coordinate placement of exit signs with architect. Reference IBC 1003.2.10.1.

2. Please identify the emergency exterior lighting required for each exit door discharge serving the proposed tenant occupancy. Reference IBC 1003.2.11.2.


Sheet E2.0

1. Please confirm the existence of or provide roof top maintenance receptacle(s) within 25 feet of the new roof top condenser units. Reference NEC 210-70.

2. Please clarify detail and complete routing of power from interior panel to exterior air compressor located at some distance from the building. Compressor on/off switch control may be required in the engineering laboratory since Panel HV is located in the corridor some distance away from the equipment using the compressed air. Reference IBC 106.1.1 and NEC 440-F.

1. The conductor from transformer T-1 to panel "LV" is not sized. Please provide. Reference NEC 310-15.
